How close to the property line can I build in BC?

As close as the setbacks in the lot's zone allow: the local zoning bylaw sets how far a building must stay from the front, side and rear lot lines.

114 of BC's 319 places have a zoning bylaw we've summarised with each zone's setbacks: 1,484 zones in 105 bylaws. The places, by name.

What the answer means

Setbacks from streams, lakes, a provincial road and the septic field can add to the zone's. A report names the lot's zone and, where we've summarised the bylaw, its setbacks.

The zone sets them
A zoning bylaw may regulate the siting, size and dimensions of buildings and structures in each zone (Local Government Act s. 479 (1) (c)), and most set a front, side and rear setback, often a different side setback beside a street, and smaller ones for accessory buildings. Each zone's page gives the figures as its bylaw sets them, with the section.
Measured from the lot line
A setback runs from the legal lot line, not from a fence, a hedge or the edge of the road, so where the posts are matters: see property lines. Most bylaws let eaves, chimneys, steps and open decks reach part way into a setback and allow fences in it, each to its own limits in the bylaw's general rules.
Setbacks that add to the zone's
Streams, lakes and wetlands can add a riparian setback, and a floodplain one comes from the local floodplain rules. Outside municipalities, and along a provincial arterial highway in one, a building must sit at least 4.5 m from the lot line along the road, or 3 m where a lane gives a second way in, unless the Minister consents (Provincial Public Undertakings Regulation s. 12). A septic field keeps its own distances from the lot line, wells and water. The building code also limits windows and openings on a wall close to the lot line.
Older buildings
A building put up lawfully before the bylaw changed may stay where it is if its use conforms, but it may be repaired, extended or altered only so long as the work adds no further breach of the bylaw (Local Government Act s. 529). Ask whether a building close to the line held a permit when it was built.
Asking for less
An owner can ask the council or regional board for a development variance permit to vary a setback; it can't vary the use or density, or a floodplain rule (s. 498). Where keeping to a setback would cause undue hardship, a board of variance can allow a minor variance after notifying the neighbours (ss. 540 to 542). Either way it's a decision, not a right.
What it means for a buyer
On a narrow, steep or waterfront lot the setbacks can leave less room than the lot's size suggests. Ask the local government's planning department for the zone's setbacks and any that add to them, and a BC Land Surveyor to place the corners before you build close to a line.

Our summary of the Local Government Act and the Provincial Public Undertakings Regulation, read 2026-10-19, and of each zoning bylaw on its own page; a development permit area, a covenant on title or a bylaw's general rules can set more.

A regional district's bylaw is listed where at least 20 ha and 1% of it lies in the place; towns inside a regional district zone their own land. Elsewhere a report names the zone where the map is open, and the bylaw sets the rule: zoning we cover.
