"Not set" means the zone itself sets no figure; general rules elsewhere in the bylaw may still apply. Each zone's page has its uses, setbacks and the general rules that apply to it.

Where the bylaw is unclear

Points we couldn't settle from the bylaw's text. Ask before you rely on them.

  • P4: Which lots the Columbia Precinct rules cover. Sections 6.5.3(c) and 6.5.6(c) allow multi-unit housing and 40 m buildings in the precinct "except for the Royal Inland Hospital site, legally described as" a list of parcels at 425 to 575 Columbia Street, 820 6th Avenue and 1055 and 1100 Glenfair Drive, while the hospital itself is at 311 Columbia Street (s. 6.5.6(d)); whether the listed parcels are the precinct lots that get these rules or the hospital site they exclude is unclear; ask the City of Kamloops.
  • P5: The lot size: the zone sets both a minimum (s. 6.6.2) and a maximum (s. 6.6.3) lot area of 1 ha, which read together allow only lots of exactly 1 ha, so what can be subdivided here is unclear; ask the City of Kamloops.
  • A1: Thirteen lots are each allowed one accessory manufactured home by s. 7.1.4 (3555 and 3745 Tranquille Road; 238 Station Road; 7375/7395 Barnhartvale Road; 2220 Campbell Creek Road; 2100 Robbins Range Road; 425 and 570 Dairy Road; 4702, 5775, 6195 and 6270 Westsyde Road; 5050 Yellowhead Highway). Whether that home counts within the zone's two-home limit is unclear; ask the City of Kamloops.
  • R1: Whether short-term rental or boarders are allowed where a lot holds two houses: the zone lists two houses on a lot as a use of its own and leaves it out of the uses that may have them (a house, a house with a residential suite, a duplex), so this is unclear; ask the City of Kamloops.
  • R2: Whether short-term rental or boarders are allowed where a lot holds two houses: the zone lists two houses on a lot as a use of its own and leaves it out of the uses that may have them (a house, a house with a residential suite, a duplex), so this is unclear; ask the City of Kamloops.
  • R3: Whether short-term rental or boarders are allowed where a lot holds two houses: the zone lists two houses on a lot as a use of its own and leaves it out of the uses that may have them (a house, a house with a residential suite, a duplex), so this is unclear; ask the City of Kamloops.
  • R4: The smallest lot for fewer than five homes: the zone sets lot sizes only for 5 and 6 homes (s. 8.4.3) and no maximum count in its own table (s. 8.4.4), so whether 3 or 4 homes need a minimum lot or a lane is unclear; ask the City of Kamloops.
  • R7: Whether a manufactured home is allowed. The zone lists a house only, and a house excludes CSA Z240 manufactured homes (s. 2.2), but s. 8.7.5 sets foundation rules for manufactured homes in R7, so this is unclear; ask the City of Kamloops.
  • RM2: On the RM2 lots bounded by 1st Avenue, St. Paul Street, 3rd Avenue and Columbia Street, s. 9.2.3(b) allows a house or a house with a secondary suite under "Division 8, Section 8.1, RS1" rules; RS1 was renamed R2 (s. 8.2, Table 1) while s. 8.1 is now R1, so which zone's rules apply is unclear; ask the City of Kamloops.
  • RM4: Where the floor area ratios of 3.5 (within 200 m of a transit exchange) and 2.5 (201 to 400 m) apply: the table prints them under the density bonus row with no transit-oriented area heading, unlike the zone's height rows and the other RM zones, so whether they need the bonus or only a transit-oriented area location is unclear; ask the City of Kamloops.
  • CNS: Whether a lot in a transit-oriented area can still use the density bonus: the zone allows a floor area ratio of 3.0, or 4.5 with the bonus, but only 3.5 in part of a transit-oriented area, and doesn't say which governs there, so this is unclear; ask the City of Kamloops.
  • C1: Whether a lot in a transit-oriented area can still use the density bonus: the zone allows a floor area ratio of 2.4, or 3.6 with the bonus, but only 2.5 in part of a transit-oriented area, and doesn't say which governs there, so this is unclear; ask the City of Kamloops.
  • C2: At 3010 Westsyde Road, s. 10.4.3(i) allows a house or duplex under the "RT-1" zone, a zone of the repealed Bylaw No. 5-1-2001; Table 2 maps it to RT1, which Table 1 renamed R2, and s. 1.7.3 reads references in other bylaws that way, but this clause is in this bylaw, so which rules apply there is unclear; ask the City of Kamloops.
  • C5: Whether a lot in a transit-oriented area can still use the density bonus: the zone allows a floor area ratio of 2.0, or 3.0 with the bonus, but only 2.5 in part of a transit-oriented area, and doesn't say which governs there, so this is unclear; ask the City of Kamloops.
  • C6: Whether a lot in a transit-oriented area can still use the density bonus: the zone allows a floor area ratio of 2.0, or 3.0 with the bonus, but only 2.5 in part of a transit-oriented area, and doesn't say which governs there, so this is unclear; ask the City of Kamloops.
  • CD5: Whether duplexes are allowed in Amendment Area 1: s. 12.5.2(b) limits it to "comprehensive residential" (houses and duplexes in bare land strata, s. 12.5.1), but s. 12.5.9(a) allows only single-detached homes, so this is unclear; ask the City of Kamloops.
  • CD5: Whether townhouses and apartments in sub-zones A and B need 450 m² of commercial space built first: the use table's note (s. 12.5.3) ties that condition to every multi-unit row, though A and B allow no commercial uses, so this is unclear; ask the City of Kamloops.
  • CD7: What the "conditional uses" of s. 12.7.1(b) depend on: the bylaw lists them apart from the principal uses but states no condition, so when they are allowed is unclear; ask the City of Kamloops.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
