Where the bylaw is unclear
Points we couldn't settle from the bylaw's text. Ask before you rely on them.
- A1: Farm residential footprint (s. 8.4.2): at most 2,000 m² for the principal farm residence and 1,000 m² for each additional one; temporary farm worker housing 35 m² of footprint and 15 m² of floor area per residence. An accessory dwelling unit is at most 90 m² on a lot under 40 ha and 186 m² over; the table doesn't say which applies to a lot of exactly 40 ha, which is unclear (ask the Village of Clinton). Only one additional residence building (s. 8.5.4).
- A1: Renting a home by the night. The bylaw has no short-term rental use. A bed and breakfast (a home used for temporary overnight stays, s. 3) counts as a home-based business, with at most six guests at a time and a business licence (ss. 6.9.1 and 6.9.4). Whether renting a whole house or a suite by the night counts as a bed and breakfast is unclear; ask the Village of Clinton.
- A2: Whether an accessory dwelling unit may go with a duplex, a semi-detached pair or a manufactured home. The zone lists them, but s. 6.2.1(d) measures the unit against "the Single Detached Dwelling located on the same Parcel", so this is unclear; ask the Village of Clinton.
- A2: Renting a home by the night.
- C1: Cannabis sales. The C1 zone lists it as a permitted use, but s. 6.5.1 allows it only where the bylaw permits it for a single lot (in C2, 1302 Highway 97), at least 100 m from a school or daycare and 400 m from another cannabis store. The stricter reading, which s. 1.6.2 points to, allows it only there, so on no C1 lot. Whether a store may open on any C1 lot is unclear; ask the Village of Clinton.
- C1: Renting a home by the night. The bylaw has no short-term rental use, and a bed and breakfast is a home-based business (s. 6.9.4), which this zone allows inside a home; so whether a home here may be rented short term is unclear; ask the Village of Clinton.
- C2: Cannabis sales. The C2 zone lists it as a permitted use, but s. 6.5.1 allows it only where the bylaw permits it for a single lot (in C2, 1302 Highway 97), at least 100 m from a school or daycare and 400 m from another cannabis store. The stricter reading, which s. 1.6.2 points to, allows it only there. Whether a store may open on any C2 lot is unclear; ask the Village of Clinton.
- C2: The zone allows hotels and motels (nightly stays for the public, s. 3). The bylaw has no short-term rental use, so whether a home in the commercial building may be rented short term is unclear; ask the Village of Clinton.
- I1: The smallest lot. The table prints "0.1 ha, 1.011 m2 (0.25 ac)": 0.1 ha is 1,000 m², a quarter acre is about 1,012 m², so whether the minimum is 1,000 m² or 1,011 m²; plan on 1,011 m², the stricter figure (s. 1.6.2), and is unclear; ask the Village of Clinton.
- I2: Vehicle service and repairs. The zone lists it as a permitted use (s. 13.2.1), but s. 6.16.1 allows it only where the bylaw permits it for a single lot, at least 200 m from another repair shop; the stricter reading (s. 1.6.2) allows it on no I2 lot. Whether a repair shop may open on any I2 lot is unclear; ask the Village of Clinton.
- R1: Whether an accessory dwelling unit may go with a duplex, a semi-detached pair or a manufactured home. The zone lists them, but s. 6.2.1(d) measures the unit against "the Single Detached Dwelling located on the same Parcel", so this is unclear; ask the Village of Clinton.
- R1: Renting a home by the night.
- R2: Whether an accessory dwelling unit may go with a duplex, a semi-detached pair or a manufactured home. The zone lists them, but s. 6.2.1(d) measures the unit against "the Single Detached Dwelling located on the same Parcel", so this is unclear; ask the Village of Clinton.
- R2: Renting a home by the night.
- R3: Renting a home by the night.
- R4: Whether an accessory dwelling unit may go with a duplex, a semi-detached pair or a manufactured home. The zone lists them, but s. 6.2.1(d) measures the unit against "the Single Detached Dwelling located on the same Parcel", so this is unclear; ask the Village of Clinton.
- R4: Renting a home by the night.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Village of Clinton's office before you buy or build.
