A zone in City of Kamloops Zoning Bylaw No. 55, 2021 (City of Kamloops). Our summary of Section 10.4 of the bylaw as consolidated to 2026-06-09.
What the zone allows
- Homes allowed
- An accessory home with the store
- Main uses
- Neighbourhood shops, offices, personal services, restaurants and cafés, artisan studios, commercial daycare; an accessory home; fuel sales in suburban and rural areas of the official community plan
- Smallest lot for a subdivision
- 557 m², 18 m wide
- Lot coverage
- 35% including accessory buildings
- Height limit
- Commercial buildings 1 storey; with homes 2 storeys; accessory buildings 1 storey; structures 13.5 m
- Setbacks
- Front 6 m (fuel pump islands 4.5 m); sides 3 m (accessory buildings 1 m); side street 4.5 m; rear 6 m (accessory buildings 1.5 m with a door onto a lane, otherwise 1 m); 1.5 m between accessory and main buildings
One main building per lot, of at least 75 m² (s. 10.4.5).
The zone doesn't say how many accessory homes a lot may hold or how big.
Site-specific (s. 10.4.3): fuel and car wash at 2711 Westsyde Road; a garden store at 6231 Barnhartvale Road; a daycare for 25 at 920 Greystone Crescent; 85 m² of indoor storage at 2955 Westsyde Road; parking at 1265 9th Avenue; 19 homes at 8960 Dallas Drive; a rural agency liquor store at 6221 Barnhartvale Road; a secondary suite at 1799 Springview Place.
At 3010 Westsyde Road, s. 10.4.3(i) allows a house or duplex under the "RT-1" zone, a zone of the repealed Bylaw No. 5-1-2001; Table 2 maps it to RT1, which Table 1 renamed R2, and s. 1.7.3 reads references in other bylaws that way, but this clause is in this bylaw, so which rules apply there is unclear; ask the City of Kamloops.
No outdoor storage (s. 10.4.6).
The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).
Fences up to 1.2 m in a required front or side-street yard and 2 m elsewhere (s. 5.7).
Up to two for storage, each at most 12.1 m long, under the accessory building limits, never lived in and never holding fuel or explosives (s. 3.11.4).
Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).
Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).
A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
