Seniors housing only: up to 268 homes for people 55 and over, congregate and assisted living, and care facilities

Seniors market housing (55+), congregate housing, assisted living, community care and health services, recreation; in sub-zone A also medical offices, personal services, a bank and entertainment (up to 650 m² of business floor)

Housing where staff provide medical care counts as care, not housing (s. 12.6.1).

No accessory buildings; no parking in setback areas; 25% of the site landscaped; fences 2 m at the back and sides, 1 m in front; utilities underground (ss. 12.6.2 to 12.6.5).

Sub-zone A (s. 12.6.6): lot 1.3 ha, 70 m to 80 m wide; coverage 26% to 40%; front 6 m (Tranquille Road), side 4.5 m (Mayfair Street), interior side 4.5 m, rear 7.5 m and 10 m from the top of the bank; floor area ratio 1.0; 124 homes per hectare.

Sub-zone B (s. 12.6.7): lot 0.817 ha to the natural boundary; coverage 26%/40% (printed as a maximum); interior side 0 m to 4.5 m; front at most 4.5 m; rear 4.5 m; 7.5 m beside a house's yard; floor area ratio 1.0; 123 homes per hectare.

The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).

Section 3.11.4 doesn't list this zone, so shipping containers stay only during construction or a move (s. 3.11.2).

Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).

Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
