The main building is at least 100 m², not counting the home (s. 11.3.5).
An accessory home sits inside the main industrial building and takes at most 40% of its floor area, up to 150 m² (s. 11.3.6).
Cannabis production stays 150 m from any property outside the ALR zoned CR, R, RM or P3, with a ventilation plan against odours (s. 3.12).
Site-specific (s. 11.3.3): manufactured building sales at 215 Peerless Way; a call centre of up to 3,100 m² at 1550 and 1850 Mission Flats Road; fuel with a small food store at 10030 Dallas Drive; a foundry at 250 Andover Crescent; auto parts sales at 215 Andover Crescent; tire recycling at 155 Lafarge Road.
Outdoor storage only as an accessory use, drained and kept orderly, with roads and parking paved (gravel with dust control allowed for storage and tracked equipment) (s. 11.3.7).
The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).
Fences up to 2.5 m in any yard (s. 5.7.1).
Fabric-covered buildings only as accessory buildings, up to 40% of the main building's floor area (s. 3.10).
Up to four for storage, each at most 12.1 m long, under the accessory building limits, never lived in and never holding fuel or explosives (s. 3.11.4).
Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).
Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).
A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
