The main building is at least 100 m², not counting the home (s. 11.2.5); uses cause nothing objectionable or dangerous beyond the lot.
An accessory home sits inside the main industrial building and takes at most 40% of its floor area, up to 150 m² (s. 11.2.7).
Site-specific (s. 11.2.3): an armoury at 1221 McGill Road; limited offices at 710 and 970 Laval Crescent, 929 Laval Crescent, 1314 and 1383 McGill Road, 989 McGill Place (690 m²) and 970 McMaster Way (692 m²); party rentals at 969 Camosun Crescent and 921A Laval Crescent; appliance sales at 1339 McGill Road; counselling and education on Lot 8, Plan 30304.
Outdoor storage only as an accessory use, drained and kept orderly, with roads and parking paved (gravel with dust control allowed for storage and tracked equipment) (s. 11.2.8). No outdoor waste or recyclables; display only for car, boat, heavy equipment and truck dealers.
The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).
Fences up to 1.2 m in a required front or side-street yard and 2.5 m in rear and side yards (s. 5.7.1).
Section 3.10.2 allows fabric-covered buildings in I1, I2, I3 and T1 but doesn't name I1S.
Up to four for storage, each at most 12.1 m long, under the accessory building limits, never lived in and never holding fuel or explosives (s. 3.11.4).
Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).
Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).
A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
