No density limit: building height and the use caps govern (s. 12.9.4). Offices other than the university's at most 5,000 m² in all (professional and medical 1,500 m², none over 500 m²; others 1,000 m²); banks 1,200 m² in each of sub-zones A and B (s. 12.9.2).

Sub-zone A (Educational Precinct): university, student residences, farming, assembly, conference, daycares, education, entertainment, emergency services, bank, hotel, library, lounge, museum, convenience store, pub, offices, personal services, private club, indoor and outdoor recreation, restaurants, liquor store, shops, schools, technology centres; no other housing. 3 m from any off-campus frontage road; parking at TRU's discretion.

Sub-zone B (Mixed-Use Precinct): as A without farming and outdoor recreation, plus apartments, seniors and social housing, care facilities, a church, home-based business, nightclub and licensee retail store. Front setback 3 m to 6 m from McGill Road/Summit Drive; all of B is in the TRU transit-oriented area.

Sub-zone C (Residential Precinct): apartments, student residences, seniors and social housing, care facilities, daycare, emergency services, convenience store, outdoor recreation, schools, home-based business; short-term rental or boarders only in a house, house with suite or duplex. 6 m from Hillside Drive/Summit Drive; south of Hillside Drive N it is in the TRU transit-oriented area, north of it not.

Sub-zone D (Outdoor Research Precinct): only outdoor research, conservation and field study, with small support facilities that barely change the land; 3 m from any off-campus frontage road.

Landscaping follows the TRU development permit area guidelines instead of most of Division 5 (s. 12.9.7).

Short-term rental (stays under 30 days) or boarders are allowed only in sub-zone C, and only with a house, a house with a residential suite or a duplex, not in apartments or student residences: the home must be the registered owner's principal residence (s. 2.2); one booking at a time on the property and in each home; residents, boarders and guests together stay within one household (a family alone; otherwise five people at most, or a family of more than three with at most two boarders or guests); never combined with a home daycare or a licensed home care facility (s. 3.20).

Section 3.11.4 doesn't list this zone, so shipping containers stay only during construction or a move (s. 3.11.2).

Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).

Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
