What the zone allows

Homes allowed
Manufactured homes in a rental or strata park, one per space, up to 25 per hectare; one house for the park operator
Main uses
Manufactured home park; an operator's house and office, laundry, washroom and community buildings, sheds and garages for each space; home-based business; home daycare and licensed home care in an existing house
Smallest lot for a subdivision
1 ha (0.7 ha at 1572 Lorne Street East, 0.83 ha at 2805 Westsyde Road); spaces 325 m², 11 m wide, 7.5 m along the internal road; the manager's plot 325 m² for a manufactured home, 370 m² for a conventional house
Lot coverage
Of the park: homes 40%, accessory buildings 20%. Of each space: 50% in all, accessory buildings 20% up to 65 m²; additions at most 40% of the home's floor area
Height limit
Homes 2 storeys; structures 12 m; accessory buildings 4 m (3 m under 10 m²)
Setbacks
A 6 m buffer around the park holds no buildings, garbage, parking or storage; homes 3 m apart (6 m if not CSA Z240), 2 m from the front of their space, 1.5 m from its sides and rear (accessory buildings over 10 m², 1 m; smaller, 0 m); 1.5 m between a home and its accessory buildings

Each space holds at most two accessory buildings, one of them 10 m² or less (s. 9.6.5).

A manufactured home sits on a concrete foundation, skirted to match its cladding. (s. 9.6.8)

A strata park's space sizes are also its minimum lot sizes (s. 2.2).

Site-specific campgrounds (s. 9.6.3): 4 spaces at 1680 Westsyde Road (Darfray), 39 at 4395 Trans Canada Highway East (Riverview), 12 at 1440 Ord Road (Sunnyside), 2 at 745–775 MacKenzie Avenue (Woodland). Densities of 25.3 per hectare at 1655 Ord Road, 22 homes at 2805 Westsyde Road and 22.5 per hectare at 1720 Westsyde Road (s. 9.6.6).

No residential suites (s. 9.6.1).

The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).

Home-based businesses (s. 3.3): up to 50 m² or 20% of the home, whichever is less; at most two helpers from outside (one in multi-unit or small-scale multi-unit housing, none for a business clients come to); no clients on the lot except music, art or tutoring lessons for up to two students, or, on a lot with only one house or one duplex (or a manufactured home on its own lot), a listed set of services for one client at a time and nine visits a day, with an extra parking space and no residential suite on that lot; no vehicle repair or sales; a nameplate of 0.28 m² at most; closed 10 pm to 7 am.

Wherever the water main can't supply 67 L/s of fire flow, a lot holds at most 2 homes, and in the Rayleigh Waterworks District service area (Figure 16) at most 1 (s. 3.19).

No repair, sale or salvage of vehicles other than the residents' own (s. 3.8).

Section 3.11.4 doesn't list this zone, so shipping containers stay only during construction or a move (s. 3.11.2).

Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).

Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).

A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
