What the zone allows
- Homes allowed
- 850 to 1,325 homes across the zone: houses (5% to 40% with a garden or secondary suite, counted as two homes), houses and duplexes in bare land strata, townhouses and row houses, apartments of up to 4 storeys and congregate housing
- Main uses
- A strata and fee simple neighbourhood of houses, duplexes, townhouses and apartments, with small commercial centres (up to 900 m² of business floor in all), a church, commercial daycares and a fire station by sub-zone
- Lot coverage
- Houses 40% including accessory buildings; multi-unit housing 40% (50% beside a park)
- Height limit
- Houses, low-density multi-unit housing and stand-alone commercial: 9 m from the roof's midpoint, or 2 storeys from the lot's midpoint; apartments up to 4 storeys (by the zone's definition)
- Setbacks
- Houses front 4.5 m (garages 6 m); mixed-use buildings front 3 m. Low-density multi-unit: sides 3 m (1.5 m beside a park or open space), rear 7.5 m (3.75 m). Apartments: sides 4.5 m (2.25 m), rear 7.5 m (3.75 m)
Anything the zone doesn't set follows the most comparable zone in use and density (s. 12.5.5); commercial and fire-station buildings follow the commercial development permit guidelines.
Business floor 450 m² to 900 m² across the zone (s. 12.5.4); a commercial convenience centre is at most 900 m² with offices of up to 100 m².
Sub-zone A: 230 to 325 homes, at least 60 of them low- or medium-density multi-unit housing; houses with or without suites, bare land strata houses and duplexes, townhouses, apartments, congregate housing; home daycare.
Sub-zone B: 530 to 820 homes; houses with or without suites, bare land strata houses and duplexes, townhouses, apartments, congregate housing, a church.
Sub-zone C: 20 to 35 homes in low-density multi-unit housing (townhouses, row and semi-detached houses, bare land strata houses); a commercial convenience centre without liquor store or pub; commercial daycare.
Sub-zone D: 30 to 60 homes in low-density multi-unit housing, apartments and congregate housing; a commercial centre of at least 450 m², a fire station or other emergency services, commercial daycare.
Sub-zone E: 40 to 85 homes in bare land strata houses and duplexes, low-density multi-unit housing and apartments; a commercial convenience centre, emergency services, commercial daycare. The minimums in D and E drop by five homes if there is a commercial part.
Amendment Area 1 (in sub-zone B, s. 12.5.9(a)): only houses; rear setback 6 m for a one-storey house, 10 m for two storeys; front setback at most 8 m; the north lot line 6 m back from the edge of the slope for a walkway; a 1.8 m fence along the north boundary.
Whether duplexes are allowed in Amendment Area 1: s. 12.5.2(b) limits it to "comprehensive residential" (houses and duplexes in bare land strata, s. 12.5.1), but s. 12.5.9(a) allows only single-detached homes, so this is unclear; ask the City of Kamloops.
Amendment Area 2 (in sub-zone A, s. 12.5.9(b)): only houses or duplexes on the part beside open space, at most 2 storeys.
Whether townhouses and apartments in sub-zones A and B need 450 m² of commercial space built first: the use table's note (s. 12.5.3) ties that condition to every multi-unit row, though A and B allow no commercial uses, so this is unclear; ask the City of Kamloops.
Site-specific (s. 12.5.12): on Lots 1–11 of Plan EPP131283 (1680 Aberdeen Drive) a duplex or a house with a secondary suite, on Lots 12–52 a house with a secondary suite; at 2100, 2104, 2114 and 2118 Linfield Drive one duplex or a house with a secondary suite per lot.
Retaining walls over 1.2 m are gabion rock or segmented block (gabion beside parks); fences along the north side of the Copperhead Drive extension are 1.5 m to 1.8 m with no gates (s. 12.5.8).
Short-term rental (stays under 30 days) or boarders are allowed only with a house, a house with a residential suite or a duplex, not in townhouses or apartments: the home must be the registered owner's principal residence (s. 2.2); one booking at a time on the property and in each home; residents, boarders and guests together stay within one household (a family alone; otherwise five people at most, or a family of more than three with at most two boarders or guests); never combined with a home daycare or a licensed home care facility (s. 3.20).
Suites (s. 3.4): a secondary suite inside a house or a garden suite on its lot, at most 90 m² of living space each, none in the Red Zone or Foreset Area of the Silt Bluff hazard development permit area; 5% to 40% of the houses may have one (s. 12.5.4); the zone doesn't list carriage suites.
A garden or carriage suite needs an Intensive Residential development permit before its building permit, stands 4.5 m from a front or side street and 1 m (garden) or 1.5 m (carriage) from side and rear lot lines (a carriage suite 4.5 m from the rear on a lot without a rear lane), and is at most 5 m (garden) or 7 m (carriage) tall (s. 3.4, Table 4).
Wherever the water main can't supply 67 L/s of fire flow, a lot holds at most 2 homes, and in the Rayleigh Waterworks District service area (Figure 16) at most 1 (s. 3.19).
Section 3.11.4 doesn't list this zone, so shipping containers stay only during construction or a move (s. 3.11.2).
Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).
Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).
A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
