Homes allowed
2 to 4 apartments above the commercial space and 6 to 12 townhouses
Main uses
Mixed use: commercial below apartments, plus townhouses; commercial daycare, entertainment, offices up to 200 m², laundry, personal services, restaurants and cafés, shops

Business floor 400 m² to 1,000 m²; residential floor 1,000 m² to 3,000 m²; the zone must mix commercial and residential uses (s. 12.3).

Parking (s. 12.3.3): 1.5 spaces per home (one may be stacked behind a townhouse's), 3 per 100 m² of business floor.

20% of the site is landscaped; no amenity area needed; utilities underground.

The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).

Section 3.11.4 doesn't list this zone, so shipping containers stay only during construction or a move (s. 3.11.2).

Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).

Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
