The main building is at least 100 m², not counting the home (s. 11.1.5); uses cause nothing objectionable or dangerous beyond the lot (s. 11.1.9).

An accessory home sits inside the main industrial building and takes at most 40% of its floor area, up to 150 m² (s. 11.1.10).

On Ord Road (1821 to 1975 Ord Road, 14 lots listed in s. 11.1.3(h)) a house is allowed under FD's rules, and s. 11.1.6(b) lets an accessory home there stand in its own building of up to 210 m² footprint; no bulk fuel, asphalt storage or crematoriums, and sandblasting indoors.

Other site-specific rules (s. 11.1.3): no bulk fuel, asphalt storage or crematorium, and sandblasting indoors, at 2815 Tranquille Road; car sales and service at 2001 Ord Road; car wrecking at 1733 Kelly Douglas Road; a caretaker's manufactured home at 1911 Ord Road; dog daycare at 2045 Trans Canada Highway West; motorcycle sales at 1455 Iron Mask Road and 1794 Kelly Douglas Road; indoor recreation at 1744 Kelly Douglas Road; general industry, RV sales and laundry on six Sugarloaf Road and Bowers Place lots.

Outdoor storage only as an accessory use, drained and kept orderly, with roads and parking paved (gravel with dust control allowed for storage and tracked equipment) (s. 11.1.7). No outdoor waste or refuse; recycling depots keep materials indoors.

The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).

Fences up to 1.2 m in a required front or side-street yard and 2.5 m in rear and side yards (s. 5.7.1).

Fabric-covered buildings only as accessory buildings, up to 40% of the main building's floor area (s. 3.10).

Up to four for storage, each at most 12.1 m long, under the accessory building limits, never lived in and never holding fuel or explosives (s. 3.11.4).

Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).

Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).

A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
