Floor area ratio 4.0, rising to at most 8.0 with bonuses (s. 10.1.7, Table 10): +1 for a hotel of over 60 rooms, +1 per recreation amenity of 5% of the lot, +2 for a major cultural or civic facility, +2 where the added homes meet the density bonus (s. 3.18), +1 per 5% of homes built adaptable, +1 per extra 5% of ground floor as public open space; bonuses count only with ground-floor commercial on the main frontages. 6.15 at 360 Columbia Street.

The zone sets no building height: floor area ratio limits the size.

Homes (s. 10.1.8): where a building fronts Lansdowne or Victoria Street (1st to 8th Avenue), Seymour Street (1st to 7th Avenue) or 1st to 6th Avenue between Lansdowne and Seymour, the first storey is for business and homes go above or below it.

Site-specific (s. 10.1.3): 24 housekeeping units and a caretaker's suite at 506 Columbia Street; car repair at 137 Victoria Street West; a car wash and oil change at 450 Lansdowne Street; a garden store at 711 Victoria Street and 225 7th Avenue; nine ground-floor homes at 569 and 575 Seymour Street and 344 6th Avenue.

No outdoor storage, and no surface parking between a building and a street (ss. 10.1.9, 10.1.10).

Cannabis stores stay 150 m from P3 (school) lots and 100 m from each other; liquor stores 1 km from each other (ss. 3.13, 3.14).

The zone doesn't list short-term rental (stays under 30 days), so homes here are let for 30 days or more (ss. 1.3.1, 2.2).

Home-based businesses are allowed inside homes (s. 3.3).

Fences up to 1.2 m in every yard, rear and side included (s. 5.7.1).

Section 3.11.4 doesn't list this zone, so shipping containers stay only during construction or a move, or while shipping goods for a business on the lot (ss. 3.11.2, 3.11.3).

Beside a provincial highway, buildings and structures stand at least 4.5 m from that lot line (3 m where a public lane gives secondary access); less needs the Ministry of Transportation's consent and a variance (s. 3.15).

Below the 200-year flood level, floors used for living, business or storing goods in multi-unit or small-scale multi-unit housing and in garden or carriage suites sit above that level (s. 3.16).

A lot registered before this bylaw that is smaller or narrower than the zone's minimum may still be developed to the zone's density (s. 2.1.1).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kamloops' planning and development department before you buy or build.
