What the zone allows

Homes allowed
Apartments, row and stacked row houses, fourplexes, two-unit housing, houses and congregate housing, up to 60 homes a hectare; at least 4 homes are allowed on a lot over 280 m², at most 3 on a lot of 280 m² or less (s. 10.11.5); a secondary suite (s. 10.11.3)

The zone is for multiple housing at up to 60 homes a hectare (s. 10.11.1).

Unlike the single residential zones, RM3 lists no secondary dwelling (a detached carriage or cottage house); a secondary suite is the only extra home it names (s. 10.11.3).

A secondary suite or secondary dwelling can't share the lot with a bed and breakfast, agri-tourist accommodation or community care facility, and a bed and breakfast can't share a house with a suite (ss. 5.6.7, 5.7.6, 5.8.2).

Uses the bylaw doesn't list aren't allowed (s. 1.6.7). Short-term rental isn't a listed use, only bed and breakfast run by the people who live there (s. 5.8.3), so ask the City before renting a home by the night.

Other parts of the bylaw also apply: general rules (Section 4), specific uses (Section 5), landscaping (Section 6), parking (Section 7) and development permit areas (Section 8).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Prince George's planning and development department before you buy or build.
