What the zone allows

- Heavy industry (sawmills, planing mills, plywood plants, wood preserving, factory-built home making and the like) and light industry, custom manufacturing indoors, a concrete and asphalt plant, major and minor contractor services, equipment, major and minor vehicle repair, major vehicle sales, major and minor truck or rail terminals, a railway, warehousing, self-storage, outdoor storage, major auctions, a major brewery or distillery, minor, intermediate and major recycling centres, a wrecking yard, major and minor utilities, scientific and technical consulting; a residential security/operator unit (ss. 12.5.2, 12.5.3; definitions in s. 2.3)

- An office as a secondary use on one lot the bylaw names

The zone is for heavy industry and other uses that may have an impact beyond the site (s. 12.5.1). Cannabis production only in the M5n variant (s. 12.5.2).
Outdoor storage is open-air storage without permanent structures: pipe yards, shipping containers, trailers, rail cars, heavy equipment (s. 2.3).
A residential security/operator unit is a home for a caretaker, the operator of the business or on-duty security staff, one per site (s. 2.3), inside a main building or in a house or manufactured home (s. 12.5.6).
Short-term rental of a home isn't a listed use; ask the City.
Sections 4 (general rules), 5 (specific uses), 6 (landscaping and screening), 7 (parking and loading) and 8 (development permit guidelines) also apply. Uses the bylaw doesn't list aren't allowed (s. 1.6.7).
