- M1's industrial and business uses (light industry, custom manufacturing, warehouses, wholesale, self-storage, contractors, equipment and vehicle sales, rental, repair and washes, fleet services, service stations, transportation depots, railways, utilities, building and garden supply, auctions, a small brewery or distillery, restaurants, household repair and industrial support services, scientific and technical consulting, commercial schools, veterinary services, an animal shelter, emergency services, parking), plus outdoor storage as a main use, major truck and rail terminals, major recycling centres and wrecking yards; a residential security/operator unit (ss. 12.2.2, 12.2.3)

Despite its name, the bylaw gives the zone the same purpose as M1, business and light industry (s. 12.2.1); what it adds is the heavier uses above. It doesn't list M1's plant nurseries, indoor recreation, business support services, office supply stores or pet grooming and day care. Medical marihuana production only in the M2n variant (s. 12.2.2).
Outdoor storage is open-air storage without permanent structures: pipe yards, shipping containers, trailers, rail cars, heavy equipment (s. 2.3).
A residential security/operator unit is a home for a caretaker, the operator of the business or on-duty security staff, one per site (s. 2.3), inside a main building or in a house or manufactured home (ss. 12.1.7, 12.2.6).
Short-term rental of a home isn't a listed use; ask the City.
Sections 4 (general rules), 5 (specific uses), 6 (landscaping and screening), 7 (parking and loading) and 8 (development permit guidelines) also apply. Uses the bylaw doesn't list aren't allowed (s. 1.6.7).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Prince George's planning and development department before you buy or build.
