What the zone allows
- Homes allowed
- One house or manufactured home with a secondary suite. A detached secondary dwelling (up to 100 m² of ground floor, 8 m high) is also listed; whether a lot may have one as well as the suite is unclear, so ask the City
- Main uses
- Farming, home, small community care facility; agri-tourist accommodation, bed and breakfast, home business (type 3 only in the Home Business Overlay), minor equestrian centre
- Smallest lot for a subdivision
- 1 ha, 50 m wide
- Lot coverage
- 30% on a lot under 0.4 ha; no limit set on bigger lots
- Height limit
- 20 m, but a house 11 m and 3 storeys; accessory buildings 6 m, secondary dwelling 8 m
- Setbacks
- Front 4.5 m (10 m for a building over 10 m tall), sides 1.2 m (3 m on a street), rear 6 m; accessory buildings and secondary dwellings front 4.5 m, sides 1.2 m (3 m on a street), rear 1.2 m; 3 m from the house to a secondary dwelling
Accessory buildings: at most 90 m² of ground floor in all on a lot under 0.4 ha; 6 m high (s. 9.6.6).
While you build the house, a manufactured home can be lived in on the lot for up to two years from the building permit, then removed; the City may ask for security (s. 9.6.7).
Poultry: none under 2,000 m², 25 under 1 ha, 100 under 4 ha, no limit from 4 ha. Livestock: none under 0.4 ha, 2 under 1.2 ha, one per 0.4 ha under 4 ha, no limit from 4 ha (s. 9.6.7).
A secondary dwelling is a detached carriage or cottage house, not a manufactured home, on approved permanent water and sewage systems (s. 2.3); the density rule counts only the suite, which is why having both is unclear.
A secondary suite or secondary dwelling can't share the lot with a bed and breakfast, agri-tourist accommodation or community care facility, and a bed and breakfast can't share a house with a suite (ss. 5.6.7, 5.7.6, 5.8.2).
Uses the bylaw doesn't list aren't allowed (s. 1.6.7). Short-term rental isn't a listed use, only bed and breakfast run by the people who live there (s. 5.8.3), so ask the City before renting a home by the night.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Prince George's planning and development department before you buy or build.
