The zone is for a mix of business and light industry, generally without outdoor storage (s. 12.3.1). Medical marihuana production only in the M3n variant (s. 12.3.2).
Nothing is used outdoors except auctions, building and garden supply, minor equipment, restaurants, nurseries, recycling centres, service stations, utilities, contractors, industry, vehicle sales, parking and loading, with outdoor storage screened (s. 12.3.6).
A residential security/operator unit is a home for a caretaker, the operator of the business or on-duty security staff, one per site (s. 2.3), inside a main building or in a house or manufactured home (s. 12.3.6).
Short-term rental of a home isn't a listed use; ask the City.
Sections 4 (general rules), 5 (specific uses), 6 (landscaping and screening), 7 (parking and loading) and 8 (development permit guidelines) also apply. Uses the bylaw doesn't list aren't allowed (s. 1.6.7).
