- Light industry, custom manufacturing indoors, minor contractor services and equipment, warehousing, wholesale, self-storage, a transportation depot, minor vehicle rental and repair, a minor service station, a minor brewery or distillery, a minor recycling centre, a minor auction, a broadcasting studio, a club, education (commercial schools among it), emergency services, a greenhouse and plant nursery, offices, non-accessory parking, a restaurant, a farmers market, retail of business or office supplies only, business support, household repair, industrial support and pet grooming and day care services, a minor veterinary service, major and minor utilities; home business (type 1), apartments, a residential security/operator unit (ss. 12.4.2, 12.4.3; definitions in s. 2.3)

The zone is for a mix of business, office and light industry in the Queensway East area near downtown, with homes above the first storey (s. 12.4.1).
One office tenancy is at most 280 m² of leasable floor area, and all offices together at most 1,000 m² a site (s. 12.4.6).
Nothing is used outdoors except auctions, a farmers market, restaurants, a greenhouse and nursery, a minor recycling centre, minor utilities, parking and loading, with outdoor storage screened (s. 12.4.6).
A residential security/operator unit is a home for a caretaker, the operator of the business or on-duty security staff, one per site (s. 2.3), inside a main building or in a house or manufactured home (s. 12.4.3).
Short-term rental of a home isn't a listed use; ask the City.
Sections 4 (general rules), 5 (specific uses), 6 (landscaping and screening), 7 (parking and loading) and 8 (development permit guidelines) also apply. Uses the bylaw doesn't list aren't allowed (s. 1.6.7).
