What the zone allows

Homes allowed
One dwelling, built into the commercial building above the first storey or behind the business, self-contained and with its own outside door; a hotel's or motel's dwelling is exempt from that and may stand apart
Main uses
Car, RV, boat, trailer and manufactured home dealers, gas stations, auto parts and repair, car wash, vehicle rental, small engine repair, log home sales; convenience store (up to 150 m² of retail floor), ski and sporting goods, art, gift, antique, feed and tack, furniture and clothing stores; hotels, motels and restaurants; billiards, bowling, mini or simulated golf, amusement park, go-cart track, drive-in theatre; bus depot, bottle depot, tourist information, dry cleaning, veterinary clinic (with a kennel), government services, fitness, mini storage; beauty and barber shops, bars and pubs
Smallest lot for a subdivision
1,670 m² on on-site water and sewage disposal, 1,390 m² with community water or sewer, 555 m² with both; hotels and motels 2,000 m², gas stations 1,000 m², car, RV, boat, trailer and manufactured home dealers 1,500 m² (s. 2.2)
Height limit
Main building 12 m or 3 storeys, accessory buildings 5 m or 1 storey (whichever is less in each case); a detached dwelling for a hotel or motel 9 m
Setbacks
Front 7.5 m; rear 4.5 m (6 m next to a residential, small holdings, resort or P-1 zone); sides 5 m on one side where there's no lane, 6 m beside a road or next to a residential, small holdings, resort or P-1 zone; gas pumps and above-ground tanks 10 m from the front; go-cart tracks 100 m from homes on other lots

The business runs inside a fully enclosed building, apart from parking, loading and driveways, display, rental and sales areas, amusement and recreation, and storage yards.

No log home manufacturing. Mini storage next to a residential or small holdings zone is screened along that line, and its boat and RV storage is under a three-sided roof.

Outdoor storage is screened by a solid board fence or evergreen hedge at least 2 m tall on every side not facing a building on the lot (s. 1.14(4)).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the RDEK's planning department before you buy or build.
