What the zone allows
- Homes allowed
- None: this zone covers the lake, and living on a boat is barred (s. 1.4(2))
- Main uses
- Per lease or licence of occupation: one dock (up to 80 m², 3 m wide, reaching at most 20 m past the natural boundary), one launch ramp and one swimming platform (up to 16 m²); moorage, but not overnight
- Setbacks
- Docks, launch ramps and swimming platforms 5 m from a neighbouring property line or its extension over the water, and 10 m from other docks or structures
Docks are L- or T-shaped. Floating docks and swimming platforms come out every year before the lake freezes and are stored on private land above the shore, not on the Crown foreshore.
Docks line up with the neighbouring docks, don't block access to them, and don't rest on the lakebed at low water; they stand on wooden or pipe pilings of untreated, non-toxic material. No roofs or covered structures.
Docks, launch ramps and swimming platforms also need a licence of occupation or lease from the Province under the Land Act.
Like every zone, it also allows public utilities, aids to navigation, recreational water activity (boating, swimming, fishing), recreational buoys and public access to the foreshore (s. 1.3(2)).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the RDEK's planning department before you buy or build.
