What the zone allows
- Homes allowed
- One house (with a secondary suite inside it) or one duplex on a fee simple or bare land strata lot; duplexes and multi-unit buildings in a building strata up to 30 homes per hectare of usable site area
- Main uses
- House, duplex, multi-unit housing; home business
- Smallest lot for a subdivision
- 400 m² for a house, 700 m² for a duplex (each half of a split duplex half the s. 2.2 size), 1,000 m² for multi-unit housing
- Lot coverage
- 40% on fee simple and bare land strata lots; not set for building strata
- Height limit
- House or duplex 10 m, multi-unit buildings 13 m; accessory buildings 5 m on fee simple and bare land strata lots
- Setbacks
- Main building: front 7.5 m, rear 6 m, sides 1.5 m (4.5 m beside a road) on fee simple and bare land strata lots; sides 4.5 m in a building strata. Accessory buildings: front 7.5 m, rear 4.5 m (6 m beside a road), sides 1.5 m (4.5 m beside a road)
A main building needs both a community water system and a community sewer system. A house or duplex is at least 5.5 m wide (not counting additions).
Parking for multi-unit homes: 1 space each up to 70 m², 1.5 above.
Secondary suite (s. 1.18): one, inside the house only, at most 49% of its floor space, on approved sewage disposal and never strata-titled.
Densities count only usable site area: one piece of land with an average slope of 15% or less and no part subject to land slip, avalanche, rock fall, flooding or a high water table (s. 3.3).
