Can I live off the grid on a BC property?
Of BC's 159 electoral areas, 22 have no building inspection and 29 have it in part only. A kW of south-facing solar panels would make about 680 to 1,150 kWh a year at BC's places under an open sky, and 1.4% of BC's homes have no internet at 25/5 Mbps recorded. A report gives the solar, winter sun and internet figures at any BC lot. The places, by name.
Yes, where the land's zoning allows a home: being off the grid changes where the power, water and sewage come from, not which rules apply. A home still needs a zone that allows it, a building permit where the regional district inspects, water from a well or under a licence where one is needed, and a septic system or holding tank filed with the health authority. A report gives the lot's own figures for each, and for solar output, winter sun and internet.
The report opens at this answer, with the lot drawn on the map and every other check alongside. A PID (on the tax notice or title) always finds the lot; an address works when it's an exact match.
What the answer means
- Off the grid
- A home with no power line, and often no community water or sewer: its own power from solar panels, a generator or both, its own water from a well, a spring or a creek, and its own septic system. The rules are the same as for any home on the same land (our reading); the parts below link each one.
- Power from the sun
- A report gives what each kW of south-facing solar panels would make in a year at the lot, and in December, from Natural Resources Canada's sunshine map. December gives about 3 to 4% of the year's output at BC's places, so a home that lives on its panels has least power when it needs most light and heat (our reading).
- Winter sun
- In BC's valleys the hills can take half the December sun, or all of it. A report reads the skyline around the lot and gives the hours of direct sun on December 21 against open ground; the table below gives each place's, at its town centre or main settled place.
- Internet
- Providers report to the federal government which speeds they offer at homes across Canada. A report gives the best speed recorded near the lot over a wired line and fixed wireless, and whether LTE reaches there; the table gives each place's share of homes with nothing at 25/5 Mbps. Low-orbit satellite service works almost anywhere in BC with a clear view of the sky and isn't counted.
- Water and sewage
- Groundwater for the house needs no licence; water from a creek or spring that others hold licences on needs one of your own. Household sewage goes to a septic system or holding tank that an authorized person plans and files with the health authority. A report lists the wells on record near the lot, the licensed springs and diversions near it, and how much of the lot is clear of the septic setbacks.
- What it means for a buyer
- Ask the utility what bringing in a power line would cost, and ask whether the well, the septic system, the power system and the road were built with the permits they need: the seller, the regional district and the health authority hold the records.
The table gathers figures read at one point per place and our reading of each regional district's own building page or bylaw, checked 2026-10-07; a lot can differ from its place's point, and a report reads the lot itself. Confirm with the local government's planning and building departments, the health authority and a registered well driller before you buy or build.

What still applies off the grid
- Water: wells and water licences
- A well for the house needs no licence; a creek or spring others hold licences on needs your own, and a licence tied to the land passes with it.
- Sewage: septic
- A septic system or a holding tank, planned by an authorized person and filed with the health authority, with setbacks from wells, water and the lot line.
- Building: building permits
- A building permit where the regional district has building inspection; the BC Building Code applies everywhere either way.
- Land use: zoning and the ALR
- The zone decides whether a home is allowed and how many; on farmland the Agricultural Land Commission's rules apply on top. Living in an RV or tiny home: what the zone allows.
- Fire: fire protection
- Outside a fire protection area no local fire department has to come, so ask who would; home insurers ask how far the hall that responds is.
- Getting there: road access
- A lot with no road along it may be reachable only across someone else's land, and who ploughs the road in winter is worth asking. A new driveway onto a numbered or controlled access highway needs the Ministry's permit (driveway permits).
- Power and internet: solar panels, winter sun and internet
- What a panel would make at the place, how much December sun the hills leave, and the service providers report.
By place
All 319 of BC's places, listed by name. The sun, solar and internet figures are read at the town centre (in an electoral area, its main settled place): a lot far from it can differ, and a report reads the lot itself.

Building inspection: our reading of each regional district's own building page or bylaw, checked 2026-10-07; inside a municipality, the town or city runs its own building permits. Solar: our reading of Natural Resources Canada's sunshine map for a south-facing panel tilted at the latitude under an open sky, read 2026-10-11. December sun: our estimate from the terrain around the point, seen from head height, against open ground at the same latitude; trees, buildings and cloud aren't counted (read 2026-10-04). Internet: the share of the 2021 homes ISED places in each area with no wired or fixed wireless service at 25/5 Mbps or faster reported, and with LTE coverage, from data released May 2026; satellite service isn't counted.
Before you buy: who to ask
- The local government
- Which zone applies to this lot, and are there site-specific rules, development permit areas or official community plan policies that affect what I want to build? Is the road to the lot a public road, who maintains it, and is it ploughed in winter? (Outside towns, ask the Ministry of Transportation.)
- The seller or their agent
- Is the property on a well or community water, and on a septic system or sewer? For a well, can I see a recent flow test and water quality test; for septic, its permit and last pump-out? If there's a home, what internet service does it have now (provider, speed and monthly cost), and is it reliable enough for video calls?
- Your home inspector or a specialist
- Can the well and septic system be inspected and tested before subjects are removed?
- Your insurer
- Is the property inside a fire protection area, which fire hall responds, and how far is it by road?
- Your lawyer or notary
- Does the title show legal access: frontage on a public road, or a registered easement across the neighbour's land to reach it?
