What the zone allows

Homes allowed
Up to four homes on a lot over 280 m², three on a smaller one, in at most two buildings (accessory buildings aside): a house, a duplex or a small multi-unit building, with secondary, carriage and garden suites counted among them (ss. 6.6.3, 5.2)

Houses, duplexes and small multi-unit buildings; accessory homes (secondary, carriage and garden suites), bed and breakfast, short-term rental (in a house, up to four bedrooms and eight guests), a community care facility or group home in a house or duplex, home-based business (types I and II), long-term rental, backyard hens (ss. 6.6.2, 6.6.5(27))

  • A short-term rental of up to six bedrooms and 17 guests on one lot the bylaw names, run by a resident living on that lot

Setbacks
Front 4.5 m, rear 5.0 m, sides 1.5 m, 3.0 m beside a street (s. 6.6.3(4) to (7)); a carriage or garden suite 1.5 m from the side and rear lot lines (3.0 m from the rear next to a residential lot, 3.0 m beside a street) and not in front of the main home (s. 5.2)

The zone is for ground-oriented homes on rural and town-sized lots, with room for small-scale short-term rental (s. 6.6.1).

Short-term rental (s. 6.6.5(24) to (30)): only with a house, one per lot, never in a carriage or garden suite, at most four bedrooms and eight guests, run by a permanent resident who provides 24-hour property management; not on a lot with a bed and breakfast, community care facility, group home, child care facility or type II home business. On the lots outlined on the zone's Short Term Rental Area map (s. 6.6.6), bar two lots the bylaw names, only in a house that has a secondary suite, with the operator living in the house or the suite and present whenever guests are, and the other home lived in (s. 6.6.7(3)).

Ask the City of Revelstoke before renting a home short term.

Bed and breakfast (s. 5.5): only in a house, run by someone who lives there, up to four guest rooms and eight guests, not in a suite; not on a lot with a short-term rental (s. 6.6.5(6)).

Secondary, carriage and garden suites (s. 5.2): one of each per main home, each up to 40% of the combined floor area and 120 m², on the same title as the main home, each with 10 m² of its own open space.

A multi-unit building needs 15 m² of usable open space per home (s. 6.6.5(33)); every home has at most one kitchen and one wet bar (s. 6.6.5(1)).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Revelstoke's development services department before you buy or build.
