MU-1: Mixed-Use – Downtown

A zone in City of Revelstoke Zoning Bylaw No. 2406, 2025 (City of Revelstoke). Our summary of Section 7.1 of the bylaw as consolidated to 2026-09-22.

What the zone allows

Homes allowed
Apartments in multi-unit and mixed-use buildings, with no number set beyond the floor area ratio of 2.5; no homes on the ground floor of a mixed-use building; accessory dwelling units (s. 5.2), and an employee dwelling unit only with tourist accommodation, inside or attached to its building (ss. 7.1.2, 7.1.3, 7.1.5(9), (10), (17))
Main uses
Shops (grocery, pharmacy, cannabis and liquor stores among them), cafés, restaurants, a neighbourhood pub, a night club, a brewery, cidery, distillery, meadery or winery, offices, personal and professional services, tourist accommodation, an entertainment centre, a theatre, a fitness centre, indoor recreation, public assembly, a social club, a library, a post office, an information centre, a funeral parlour, a minor animal clinic, dog day care, emergency services, light vehicle sales and rental, public parking, multi-unit and mixed-use buildings; accessory homes, bed and breakfast, a home-based business (type I), long-term and short-term rental, a fruit and vegetable stand (s. 7.1.2)
Smallest lot for a subdivision
230 m², 7.0 m wide (s. 7.1.4)
Lot coverage
100%; floor area ratio at most 2.5 (s. 7.1.3)
Height limit
12.0 m (s. 7.1.3)
Setbacks
None from the front, rear or sides, except 3.0 m from the front or rear and 1.5 m from a side next to a residential lot (s. 7.1.3)

The zone is for downtown's mix of homes, shops, tourist accommodation and businesses, with shops usually on the ground floor (s. 7.1.1).

Short-term rental is listed, but only as an accessory use to a house (single-detached dwelling), one per lot, up to four bedrooms and eight guests, run by a permanent resident; never in a multi-unit or mixed-use building, nor on a lot with a bed and breakfast (s. 7.1.5(16), (24) to (29)). The zone doesn't list a house as a use, so whether a lot here can host one is unclear: ask the City of Revelstoke.

Every home has at most one kitchen and one wet bar (s. 7.1.5(3), (11), (18)).

Parking (Section 11) and loading (Section 12) apply; within MU-1 the City may take cash in lieu of some parking (s. 11.5).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Revelstoke's development services department before you buy or build.
