R-LD1: Low Density Residential – Ground-Oriented Dwelling

What the zone allows
- Homes allowed
- Up to four homes on a lot over 280 m², three on a smaller one, in at most two buildings (accessory buildings aside): a house, a duplex or a small multi-unit building, with a secondary suite and a carriage suite counted among them (s. 6.1.3, s. 5.2)
- Main uses
- Houses, duplexes and small multi-unit buildings; accessory homes (secondary and carriage suites), bed and breakfast, home-based business, long-term rental, community care facility or group home, backyard hens
- Smallest lot for a subdivision
- 370 m² and 12 m wide (13.5 m on a corner), at most 1,000 m²; 187.5 m² and 6 m wide for each half of a party-wall split (s. 6.1.4)
- Lot coverage
- 50% for buildings, 65% for all hard surfaces
- Height limit
- 10 m; a carriage suite 8 m
- Setbacks
- Front 4.5 m, rear 5 m, sides 1.5 m (none at a shared wall), 3 m beside a road; a carriage suite 1.5 m from the side and rear lot lines (3 m from the rear next to a residential lot) and not in front of the main home
The zone is for low density, ground-oriented homes on town-sized lots (s. 6.1.1).
Secondary and carriage suites (s. 5.2): one of each per main home, each up to 40% of the combined floor area and 120 m², on the same title as the main home, each with 10 m² of its own open space.
Bed and breakfast (s. 5.5): only in a house, run by someone who lives there, up to four guest rooms and eight guests, not in a suite.
Short-term rental is a use the bylaw lists in other zones, not this one (s. 6.1.2); ask the City of Revelstoke before renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Revelstoke's development services department before you buy or build.
