What the zone allows
- Homes allowed
- None: the zone lists no home of any kind, only a tent campground and outdoor recreation (s. 9.1.2)
- Main uses
- A campground (tents only, no recreational vehicle sites) and outdoor participant recreation services; accessory uses limited to low-impact trails without concrete, asphalt or other hard surfaces (ss. 9.1.2, 9.1.4(1), (7)). The uses the bylaw allows in every other zone (child care, playgrounds, public parks, minor utilities, bus shelters, pools and hot tubs, temporary and municipal buildings, public works yards) aren't allowed here (s. 9.1.4(14))
- Smallest lot for a subdivision
- 60,000 m² (6 ha); the zone sets no width (s. 9.1.3)
- Lot coverage
- The zone sets none; the only building it allows is one campground reception or office building of at most 15 m² (s. 9.1.4(6)), and none with outdoor recreation (s. 9.1.4(12))
- Height limit
- The zone sets none; the campground office building 3.0 m (s. 9.1.4(6))
- Setbacks
- No lot-line setbacks set; a campground and outdoor recreation at least 30.0 m from a lake, stream, river or other water body, riparian or not, and from sensitive land habitat such as forest where birds nest, as a Qualified Environmental Professional finds (s. 9.1.4(4), (5), (10), (11))
The zone is for land that its topography, environmental sensitivity or remoteness leaves fit only for small, low-impact rural recreation, in large lots (s. 9.1.1).
No fences, retaining walls or similar features unless they keep or improve the environment or protect against a hazard (s. 9.1.4(9)); no pools with outdoor recreation (s. 9.1.4(13)).
Short-term rental is a use the bylaw lists in other zones, not this one (s. 9.1.2); with no home allowed, a lot here can't be lived on or rented as a home without a rezoning (our reading). Ask the City of Revelstoke.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Revelstoke's development services department before you buy or build.
