What the zone allows
- Homes allowed
- One of: a manufactured home with one accessory dwelling unit; a house with one accessory dwelling unit; a duplex with at most one secondary suite in each home; or one multi-unit building of at most four homes (s. 6.5.3(1)). Accessory dwelling units are secondary, carriage or garden suites (s. 5.2)
- Main uses
- Manufactured homes, houses, duplexes and small multi-unit buildings; accessory homes (secondary, carriage and garden suites), a community care facility or group home in a house or duplex, home-based business (types I and II), long-term rental, backyard hens (s. 6.5.2)
- Smallest lot for a subdivision
- 350 m², 11.0 m wide (12.5 m on a corner); 175 m² and 5.5 m wide for each half of a party-wall split, 7.0 m on a corner (s. 6.5.4)
- Lot coverage
- 50% for buildings, 65% for all hard surfaces (s. 6.5.3(7), (8))
- Height limit
- 8.0 m; a multi-unit building 10.0 m (s. 6.5.3(6)); a carriage suite 8.0 m, a garden suite 6.0 m (s. 5.2)
- Setbacks
- Front 4.5 m, rear 4.5 m, sides 1.5 m (none at a shared wall), 3.0 m beside a street (s. 6.5.3(2) to (5)); a carriage or garden suite 1.5 m from the side and rear lot lines (3.0 m from the rear next to a residential lot, 3.0 m beside a street) and not in front of the main home (s. 5.2)
The zone is for manufactured homes and ground-oriented homes (houses, duplexes, triplexes and fourplexes) on town-sized lots (s. 6.5.1). A manufactured home is one built in a factory to the CSA Z-240 MH standard and movable (s. 3).
Secondary, carriage and garden suites (s. 5.2): each up to 40% of the combined floor area and 120 m², on the same title as the main home, with 10 m² of its own open space (5 m² for a suite on a lot of 350 m² or less) and a parking area with access to a street or lane.
A multi-unit building needs 15 m² of usable open space per home (s. 6.5.5(23)); every home has at most one kitchen and one wet bar (s. 6.5.5(1)).
Bed and breakfast and short-term rental are uses the bylaw lists in other zones, not this one (s. 6.5.2); ask the City of Revelstoke before renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Revelstoke's development services department before you buy or build.
