What the zone allows

Homes allowed
One half of a semi-detached house on each lot (each half on its own titled lot), plus one accessory dwelling unit above the detached garage, and a second attached to it where the lot is over 280 m²: at most 3 homes on a lot of 280 m² or less, 4 on a bigger one (ss. 409.1, 409.2). New lots here are at most 280 m², so a fourth home is only for an older, bigger lot (our reading)

Setbacks
The house: front 2.5 m, rear 13.0 m on average, 0 m on the shared side and 1.2 m on the other, street side 2.5 m, lane side 1.2 m. The garage and the homes above it: not in the front yard, at least 6.0 m from the house, rear 0.6 m, one side 0 m and the other 2.9 m, street side 2.5 m, lane side 1.5 m. Porches, stairs and balconies may come to 1.5 m of the front or street side (s. 409.5)

How many lots or homes a development may hold follows the Community or Neighbourhood Plan for the area, whatever the lot sizes allow (s. 409.2); we don't read those plans: ask the Township.

The kitchen, living and dining rooms are on the first storey; basement stairs only at the back; both halves, and the homes above both garages, designed, permitted and built together by one builder under a party wall agreement; no accessory buildings besides the garage and the homes above it (s. 409.6).

Parking from the lane only, at least one space in a closed garage (6.1 by 2.9 m inside), and one visitor space for every 5 homes, which may be off the lot (s. 409.8).

The first floor at most 0.8 m above the average grade on any side facing a street (less strict on a lot sloping 5% or more) (s. 409.7).

Home occupations (s. 104.3): only an office run by people who live in the home, at most 25 m², not in a secondary suite.

Short-term rental isn't a listed use in this zone, and neither is a bed and breakfast (the bylaw allows one only as part of a farm use, which this zone doesn't list). Ask the Township before renting a home by the night.

Uses the zone doesn't list aren't allowed, even where a general clause might seem to cover them (s. 101.4).

A half with two accessory dwelling units needs 4 parking spaces in all (s. 409.8).
