What the zone allows
- Homes allowed
- No house: one home or mobile home per lot for the owner, manager or caretaker and their family, accessory to the industrial use (ss. 703.1, 701.1, 701.4; the zone takes M-2's and so M-1A's uses, our reading)
- Main uses
- Agro-industrial uses (no abattoirs), cargo handling and wharves, a ready-mix concrete plant (the only zone that allows one, s. 104.19), processing, making and outdoor storage of sand, gravel and soil products, outdoor storage of wood products, processing, making and repairing heavy machinery, equipment and transportation products, recycling depots inside a building, a container return centre, and every M-2 use but a production studio: general industry (manufacturing, assembly, repair, finishing, packaging and storage) and every M-1A and M-1B use: light manufacturing, warehousing and wholesale, building supplies and lumber yards, trade contractors' workshops, vehicle sales, rental, servicing, repair and body shops, towing compounds, service stations and gas bars, trucking terminals and transit depots, public works yards, printing, bakeries, a brewery or distillery, u-brews, restaurants, auction marts, nurseries, commercial recreation (no arcades, pool halls or casinos), dog daycare, veterinary clinics, a container return centre, parking of commercial vehicles; accessory offices, retail sales, open storage and a caretaker's home (ss. 703.1, 702.1, 701.1, 102)

- Front 10.0 m, rear 5.0 m, flanking street side 5.0 m; none from an inside rear or side line next to an industrial or commercial zone; 10.0 m from a line next to a suburban, residential, multiple family, rural, manufactured home or institutional zone (s. 703.3)
No loading or storage in the front setback; stored material at most 2 m high within 10 m of a suburban, residential, multiple family, manufactured home, commercial or P-1 to P-4 institutional lot (s. 703.2).
The zone sets no coverage or height of its own, unlike the other industrial zones; ask the Township what limits apply before you plan a building.
Parking and loading by use (s. 107); landscaping, screens and fencing (s. 111).
Short-term rental isn't a listed use in this zone.
Uses the zone doesn't list aren't allowed, even where a general clause might seem to cover them (s. 101.4).
