A zone in Township of Langley Zoning Bylaw 1987 No. 2500 (Township of Langley). Our summary of Section 1030 of the bylaw as consolidated to 2026-07-27.

What the zone allows

Homes allowed
Rowhouses, each home on its own titled lot in a row of 3 to 6, at most 52 in the zone, density by the Latimer Neighbourhood Plan; each home may hold one secondary suite (ss. 1030.2, 102). The zone doesn't list small-scale multi-unit housing
Main uses
Rowhouse homes, home occupations (s. 104.3), accessory buildings and uses (s. 1030.1)
Smallest lot for a subdivision
Inside the row 147 m², 6.0 m wide; at its end 187 m², 7.6 m wide; on a corner 216 m², 9.5 m wide; all 24 m deep (s. 1030.7)
Lot coverage
67% (s. 1030.3)
Height limit
Main buildings 3 storeys, within the development permit (the zone sets no height in metres); accessory buildings 3.75 m or one storey, whichever is less (s. 1030.5)
Setbacks
Sited as the development permit sets (s. 1030.4); the zone sets no distances of its own

The zone is one rowhouse development of at most 52 homes (s. 1030.2). A development permit from Council comes before any building permit and also sets landscaping (ss. 1030.8, 1030.9): ask the Township for the one that covers the lot.

Parking: at least 4 spaces on each lot reached from the lane, 2 of them in an enclosed garage (6.1 m deep, 5.8 m wide inside), outdoor spaces 5.8 by 2.9 m, plus a visitor space for every 5 lots; none within 2.5 m of a corner of the lot where it meets a street or lane (s. 1030.6).

A secondary suite is a home inside a house (or a duplex or small-scale multi-unit building), at most 120 m², built to the BC Building Code; in the ALR it must also meet the Agricultural Land Commission's rules (s. 102).

Home occupations (s. 104.3): the owner lives in the home; not in a secondary suite; an office only, at most 25 m², run by people who live in the home.

Short-term rental isn't a listed use in this zone, and neither is a bed and breakfast (the bylaw allows one only as part of a farm use, which this zone doesn't list). Ask the Township before renting a home by the night.

Uses the zone doesn't list aren't allowed, even where a general clause might seem to cover them (s. 101.4).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Township of Langley's community development division before you buy or build.
