Processing, making and repairing heavy machinery, heavy equipment and heavy transportation products, and every M-2 use: general industry (manufacturing, assembly, repair, finishing, packaging and storage) and every M-1A and M-1B use: light manufacturing, warehousing and wholesale, building supplies and lumber yards, trade contractors' workshops, vehicle sales, rental, servicing, repair and body shops, towing compounds, service stations and gas bars, trucking terminals and transit depots, public works yards, printing, a production studio, bakeries, a brewery or distillery, u-brews, restaurants, auction marts, nurseries, commercial recreation (no arcades, pool halls or casinos), dog daycare, veterinary clinics, a container return centre, parking of commercial vehicles; accessory offices, retail sales, open storage and a caretaker's home (ss. 702A.1, 702.1, 701.1, 102)

Business is carried on inside a building, except parking, loading and open storage; stored material at most 2 m high within 10 m of a suburban, residential, multiple family, manufactured home, commercial or institutional lot, and no storage in the front setback (ss. 702A.2, 702A.3).

M-2's licensed cannabis uses are each tied to one named lot, so they don't carry over to M-2A lots (our reading of s. 702.1).

Short-term rental isn't a listed use in this zone.
