A zone in Township of Langley Zoning Bylaw 1987 No. 2500 (Township of Langley). Our summary of Section 958 of the bylaw as consolidated to 2026-07-27.
What the zone allows
- Homes allowed
- Townhouses, each home with up to one secondary suite (s. 102), at most 30 homes a hectare by the Willoughby Community Plan; or small-scale multi-unit housing on R-CL's terms, up to 4 homes (3 on a lot of 280 m² or less) where the lot meets the conditions below, one development a lot, which may exceed that density where it replaces a house (ss. 958.1, 958.2)
- Main uses
- Townhouses, small-scale multi-unit housing, group child day care (more than 8 children), home occupations (s. 104.3), accessory buildings and uses (s. 958.1)
- Smallest lot for a subdivision
- 3,716 m² (s. 110.1)
- Lot coverage
- 40% (s. 958.4)
- Height limit
- Main buildings, a clubhouse or recreation building included, 9 m and 2.5 storeys; accessory buildings 3.75 m (s. 958.6)
- Setbacks
- Sited as the development permit sets (s. 958.5); the zone sets no distances of its own
The zone is for townhouse developments (our reading of s. 958.1); most homes here are strata units in one, so read the strata's bylaws too. A development permit from Council comes before any building permit, and it also sets amenity areas, a children's play area in developments not for adults only, and landscaping (ss. 958.3, 958.9, 958.10): ask the Township for the one that covers the lot.
Small-scale multi-unit housing (s. 102): up to 4 homes on one lot, attached or detached (3 on a lot of 280 m² or less), only where the lot is inside the Official Community Plan's urban containment boundary, under 4,050 m², on municipal sewer and water, not protected as heritage, outside the Willowbrook Transit-Oriented Area and not reached from an arterial road. A secondary suite may sit in one of these homes; that suites count toward the 4 is our reading. The bylaw sets no higher count near frequent bus stops. Which of these conditions a lot meets we don't check: ask the Township.
Parking (s. 107.3): townhouses 2 spaces a home (2.3 with tandem parking, on at most 40% of homes), 1 a secondary suite and 1 visitor space per 5 homes; small-scale multi-unit housing 1 a home, at least 2 a lot.
Home occupations (s. 104.3): the owner lives in the home; not in a secondary suite; an office only, at most 25 m², run by people who live in the home.
Short-term rental isn't a listed use in this zone, and neither is a bed and breakfast (the bylaw allows one only as part of a farm use, which this zone doesn't list). Ask the Township before renting a home by the night.
Uses the zone doesn't list aren't allowed, even where a general clause might seem to cover them (s. 101.4).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Township of Langley's community development division before you buy or build.
