Amenity open space of at least 35 m² per home, not counting parking (s. 28.9(d)).

Parking (s. 28.8): 1.5 spaces per home plus 0.5 per home in a communal area for visitors, boats and RVs, paved and screened by a fence at least 1.25 m tall; no parking in the front yard.

One auxiliary building per lot, up to 65 m² (s. 28.9(a) and (b)). Fences: 1 m in front yards, 2 m in side and rear yards (s. 28.9(c)).

Sewage disposal is approved under the provincial health or waste rules (s. 28.9(e)).

Renting by the night (tourist accommodation) isn't a permitted use in this zone. The Municipality may allow it on a lot by temporary use permit, for up to three years and renewable once after a hearing, with conditions such as a guest limit, inspections and a local manager (s. 3.10).

No parking space within 1.5 m of a lot line (s. 4.2(e)).

Shipping containers only during construction under a building permit, removed within 14 days of completion (s. 3.9(b)).

No auxiliary building before the main building, unless built under the same permit (s. 3.2(a)); auxiliary buildings are at most 5 m tall (s. 3.2(e)), and one attached to the main building counts as part of it (s. 3.2(b)).

Eaves, chimneys and bay windows may reach 60 cm into a setback; open stairs, balconies, porches and canopies 1.5 m into front and side setbacks and 2 m into the rear setback, with their supports outside it (s. 3.3). Domes, chimneys, antennas and screened rooftop equipment may rise above the height limit, up to 1.2 times it, over at most 10% of the roof (s. 3.4).

Height of a main building is measured from the average finished grade to halfway between the eaves and the ridge of a sloping roof (the top of a flat roof), averaged over the roof's planes by area as s. 3.7 sets out; an auxiliary building is measured to its highest point (Division One).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Sun Peaks Mountain Resort Municipality's planning department before you buy or build.
