Floor space ratio 1.00; auxiliary offices take at most 40% of a building's floor area (ss. 8.1 and 8.7(d)).

Site-specific (s. 8.3.1): employee housing of up to 50 homes and at least 16 parking spaces each at 1138 and 1142 Alpine Road; and 58 homes in up to 4 storeys, with a 6 m front setback and at least 16 parking spaces, at 1265 Alpine Road.

A landscaping plan must be approved, and finished within a year of the main building being completed. (s. 8.7(e))

Parking (Table 4A): manufacturing 1 space per 100 m² of floor area, offices 1 per 30 m², auxiliary homes 1 space each.

Frontage at least a tenth of the lot's perimeter (s. 8.3(b)).

No parking space within 1.5 m of a lot line (s. 4.2(e)).

Fences up to 2 m (s. 3.5(b)).

Shipping containers are allowed as an auxiliary use, within the zone's setbacks (s. 3.9(a)).

Cannabis stores only where the bylaw names the lot (s. 3.8).

Renting by the night (tourist accommodation) isn't a permitted use in this zone. The Municipality may allow it on a lot by temporary use permit, for up to three years and renewable once after a hearing, with conditions such as a guest limit, inspections and a local manager (s. 3.10).

No auxiliary building before the main building, unless built under the same permit (s. 3.2(a)); auxiliary buildings are at most 5 m tall (s. 3.2(e)), and one attached to the main building counts as part of it (s. 3.2(b)).

Eaves, chimneys and bay windows may reach 60 cm into a setback; open stairs, balconies, porches and canopies 1.5 m into front and side setbacks and 2 m into the rear setback, with their supports outside it (s. 3.3). Domes, chimneys, antennas and screened rooftop equipment may rise above the height limit, up to 1.2 times it, over at most 10% of the roof (s. 3.4).

Height of a main building is measured from the average finished grade to halfway between the eaves and the ridge of a sloping roof (the top of a flat roof), averaged over the roof's planes by area as s. 3.7 sets out; an auxiliary building is measured to its highest point (Division One).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Sun Peaks Mountain Resort Municipality's planning department before you buy or build.
