The bylaw lists about two dozen Burfield Drive half duplexes, by legal description, that may each hold one suite (two on three lots) (s. 26.2.1); Bylaw 0234 (April 2026) added one more. Elsewhere in R-1 the bylaw allows no suite.
A December 2025 staff report to Council says suites are now allowed in all single-family zones, but the consolidated bylaw shows no such change and R-1 suites were still added lot by lot in 2026; whether a suite is allowed on other R-1 lots, under the bylaw or provincial housing rules, is unclear; ask the Municipality.
The smallest lot for a house on community water without sewer. Section 26.3(b) says 925 m² for a house or mobile home and s. 26.3(c) says 1,400 m² for a house. Plan on 1,400 m², and is unclear; ask the Sun Peaks Mountain Resort Municipality.

Site-specific (s. 26.2.1(a)): an office of up to 3 employees in the half duplex at 1332 Burfield Drive.
A mobile home is at least 6.5 m wide, built to the BC Building Code or CSA Z240, on a code foundation, with skirting (s. 26.9(a)).
Home occupation (s. 26.9(b)): mainly run by residents, inside the house, no nuisance, no outside storage, nothing that gives off flammable or explosive vapours, a sign up to 0.3 m².
Auxiliary buildings up to 65 m² each, unless the zone's minimum lot is 4,000 m² or more (s. 26.9(c)).
Fences: 1 m in front yards, 2 m in side and rear yards (s. 26.9(d)).
Parking (s. 26.8): 2 spaces per home.
Renting by the night (tourist accommodation) isn't a permitted use in this zone. The Municipality may allow it on a lot by temporary use permit, for up to three years and renewable once after a hearing, with conditions such as a guest limit, inspections and a local manager (s. 3.10).
No parking space within 1.5 m of a lot line (s. 4.2(e)).
Shipping containers only during construction under a building permit, removed within 14 days of completion (s. 3.9(b)).
No auxiliary building before the main building, unless built under the same permit (s. 3.2(a)); auxiliary buildings are at most 5 m tall (s. 3.2(e)), and one attached to the main building counts as part of it (s. 3.2(b)).
Eaves, chimneys and bay windows may reach 60 cm into a setback; open stairs, balconies, porches and canopies 1.5 m into front and side setbacks and 2 m into the rear setback, with their supports outside it (s. 3.3). Domes, chimneys, antennas and screened rooftop equipment may rise above the height limit, up to 1.2 times it, over at most 10% of the roof (s. 3.4).
Height of a main building is measured from the average finished grade to halfway between the eaves and the ridge of a sloping roof (the top of a flat roof), averaged over the roof's planes by area as s. 3.7 sets out; an auxiliary building is measured to its highest point (Division One).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Sun Peaks Mountain Resort Municipality's planning department before you buy or build.
