The floor space ratio. The consolidation sets it at 3.00 (s. 5.3). Bylaw 0230 (December 2025) restates s. 5.3 as "0.25, except as permitted by" the new density bonus, while its own table gives CC-1 a base of 3.0, and Council amended a figure from 3.0 to 2.5 before adopting it. The figure that now applies is unclear; ask the Sun Peaks Mountain Resort Municipality.
Density bonus (Bylaw 0230, December 2025): a building may reach 10% more density if it adds at least 5 homes and one in five of the new homes goes to the local housing authority or the Municipality as affordable rental housing (rent 20% below market, kept as rentals), under a housing agreement, or pays cash in lieu under Council Policy 0034.
Site-specific (s. 5.2.1): townhouses and apartments, for residents or tourists, at 3280 Village Way.
Cannabis retail is allowed at #8-3250 Village Way (Bylaw 0235, June 2026), and nowhere else in the zone (s. 3.8).
Parking (Table 4B): commercial uses 1 space per 30 m² of floor area, indoor recreation 1 per 60 m², hotels 0.7 per guest room and 1 per sleeping unit (less above 100), homes 1 per 55 m² plus 0.5 per further 40 m², at most 2. It may be on another lot within 500 m (s. 4.11).
Neighbourhood pubs also need provincial liquor licensing (s. 5.9(a)).
A landscaping plan must be approved, and finished within a year of the main building being completed. (s. 5.9(d))
Fences up to 2 m (s. 3.5(b)).
Shipping containers only during construction under a building permit, removed within 14 days of completion (s. 3.9(b)).
No auxiliary building before the main building, unless built under the same permit (s. 3.2(a)); auxiliary buildings are at most 5 m tall (s. 3.2(e)), and one attached to the main building counts as part of it (s. 3.2(b)).
Eaves, chimneys and bay windows may reach 60 cm into a setback; open stairs, balconies, porches and canopies 1.5 m into front and side setbacks and 2 m into the rear setback, with their supports outside it (s. 3.3). Domes, chimneys, antennas and screened rooftop equipment may rise above the height limit, up to 1.2 times it, over at most 10% of the roof (s. 3.4).
Height of a main building is measured from the average finished grade to halfway between the eaves and the ridge of a sloping roof (the top of a flat roof), averaged over the roof's planes by area as s. 3.7 sets out; an auxiliary building is measured to its highest point (Division One).
Tourist accommodation, as the bylaw defines it (Division One), is rooms or homes used for short stays by visitors or for the owner's own use; no one but the owner may live there.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Sun Peaks Mountain Resort Municipality's planning department before you buy or build.
