What the zone allows

- Townhouses, at most 40 homes a hectare (ss. 13.20.2, 13.20.4). The zone lists no house, duplex or secondary suite, so s. 6.1.2(g)'s three, four or six homes don't apply in our reading
- Main uses
- Townhouses; home occupation and indoor amenity space with them (ss. 13.20.2, 13.20.3). Child care was taken out of the zone in 2023 (Bylaw 8159)
- Smallest lot for a subdivision
- 2,000 m², 30 m wide and 30 m deep on average (s. 13.20.8)
- Lot coverage
- 45%; density at most 40 homes a hectare, no floor space ratio set (ss. 13.20.4, 13.20.5)
- Height limit
- Main buildings 2.5 storeys: 8 m to mid-roof or a flat roof, 9.5 m to a pitched roof's ridge; accessory buildings 1 storey, 3.75 m (4.6 m to the ridge) (s. 13.20.7); Section 6.2.14 adds others
- Setbacks
- Main buildings: front 5 m, sides 3 m (5 m beside a road), rear 5 m. Accessory buildings: front 6 m, sides 1 m (5 m beside a road), rear 1 m (s. 13.20.6); Section 6.2 adds others
The zone is for townhouse developments of at most 40 homes a hectare (s. 13.20.1).
A townhouse is a building of 3 or more homes sharing party walls, each with its own outside door near the ground (Part 2 definitions). Home occupations follow s. 6.1.10.
A townhouse complex here is usually a strata: what an owner may do with a home (renting it, changes) is in the strata's bylaws as well, so read them.
Short-term rental isn't a use this zone lists; ask the City of Delta before renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Delta's planning department before you buy or build.
