What the zone allows
- Homes allowed
- One farm house of up to 500 m² with a secondary suite, and one accessory farm home (a house or a coach house) of up to 90 m² on a lot of 40 ha or less, 186 m² on a larger one; a second farm house only with a professional agrologist's report and the Agricultural Land Commission's written approval; migrant farm worker housing only in the ALR, on a farm of 8 ha or more and a lot of 4 ha or more, with the Commission's approval (s. 10.10.4, 10.10.9)
- Main uses
- Farming, kennels and breeding pets; farm retail sales, agri-tourism, on-farm processing, gatherings and composting, farm alcohol production, an equestrian facility of up to 40 stalls, bed and breakfast, home occupation
- Smallest lot for a subdivision
- 8 ha for a new lot, and only where the community plan and, in the ALR, the Agricultural Land Commission allow it (s. 10.10.8)
- Lot coverage
- Set by farm use: 75% for greenhouses, 35% for livestock, mushrooms and nurseries, 25% for field crops (s. 10.10.10)
- Height limit
- Farm house 3, accessory farm home 2, accessory buildings 1 (s. 10.10.7; the table gives no unit, storeys in our reading)
- Setbacks
- Homes 6 m from the front and a flanking street, 10 m from other lot lines, 15 m from the rear of the farm home plate (less on lots under 50 m wide); farm buildings 7.5 m from the front and other lines, more for livestock, manure, silos and processing (up to 60 m along the ALR edge) (s. 10.10.5, 10.10.11)
The zone is for farming, breeding pets, kennels and related uses (s. 10.10.1).
Homes, their yards and the septic tank sit on one farm home plate of up to 3,600 m² and 60 m deep (5,000 m² with a second farm house) (s. 10.10.6).
The provincial small-scale housing floor doesn't apply in the Agricultural Land Reserve, where most of this zone lies.
Short-term rental isn't a use this zone lists; ask the City of Delta before renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Delta's planning department before you buy or build.
