Main uses

Everything the I1 zone allows (light industry, warehousing, trades, vehicle and equipment sales and repair, self storage, offices, a restaurant or coffee shop), plus manufacturing (not tanning, oil and gas, cement or asphalt), shipyards, log storage, fish processing, an abattoir, transportation, towing and storage, solid waste recycling indoors, vehicle rental, kennels, a golf course or a drive-in theatre

Height limit

No limit, except for farm and kennel buildings, which follow the A1 zone (s. 16.20.5)

Setbacks

Front 7.5 m; sides 0 m where a paved road at least 9 m wide reaches the back of the lot, else 7.5 m on one side; 4.5 m beside a road (along River Road the building's height, at least 7.5 m); rear 1.5 m (3.5 m behind a neighbour's side lot line); beside a residential or health care lot, the building's height and at least 7.5 m (s. 16.20.4)

The zone is for low to medium impact industry and some commercial and service uses (s. 16.20.1).

Sales of goods made or stored on the lot stay inside the same building, on up to 20% of its floor area (s. 16.20.6(d)).

A lot here is rarely a place to live: the one home is a security guard's.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Delta's planning department before you buy or build.
