What the zone allows
- Homes allowed
- Inside the Urban Containment Boundary (s. 6.1.2(g), (h)): up to four homes on a lot over 280 m² (three on a smaller lot, six in the Frequent Transit Area), from at most one house, one duplex, two detached accessory homes (garden suites or coach houses) and a secondary suite in each house or duplex home; outside it and the ALR, one house, one secondary suite and one garden suite or coach house; the zone itself lists one house or, on a lot of 836 m² and 22 m wide or more, one duplex, with a secondary suite in each home (s. 12.30)

- One house or one duplex; home occupation, secondary suite
- Smallest lot for a subdivision
- 4,000 m², 30 m wide and 30 m deep on average (s. 12.30.9)
- Lot coverage
- 40%; floor area up to 0.25 times the lot area plus 93 m² for a house, 0.3 times plus 93 m² for a duplex
- Height limit
- 2.5 storeys: 8 m to mid-roof or a flat roof, 9.5 m to a pitched roof's ridge; accessory buildings 1 storey, 3.75 m to the ridge (a detached garage 4.6 m)
- Setbacks
- Front 6.5 m, sides 1.5 m (3.5 m beside a road), rear 7.5 m for 1 or 1.5 storeys, 9 m for 2 or more, plus 0.6 m for each metre the lot's average depth passes 35 m; accessory buildings 12 m from the front, 1 m from the side and rear, 6.5 m beside a road (s. 6.2 adds more); 3 m from the sides for the part of a building deeper than 18 m
The zone is for houses and, on larger lots, duplexes (s. 12.30.1).
Accessory homes (s. 6.1.8): each under half the floor area of the house, and each needs the City's accessory dwelling unit occupancy permit before anyone lives there or it is advertised for rent; not in a house with boarders. A garden suite is one and a half storeys (5.5 m to the ridge), a coach house two (8 m), each 1.5 m from the side and rear lot lines and no nearer the street than the house, without a basement or roof deck.
Whether a lot is inside the Urban Containment Boundary or the Frequent Transit Area is on the bylaw's schedules; ask the City.
Short-term rental isn't a use this zone lists; ask the City of Delta before renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Delta's planning department before you buy or build.
