What the zone allows

- Houses and townhouses, at most 30 homes a hectare (12 an acre) across the zone (ss. 2, 3.9). Bylaw 7600's homes-a-lot rule (s. 6.1.2(g)) doesn't reach zones made under Bylaw 2750 (s. 4.1.1), so whether the Province's small-scale housing floor gives more here is unclear: ask the City

- As drawn on the site plan attached to the bylaw (Schedule 179-2, s. 3.4); the plan marks most houses 19 to 23 feet (about 5.8 to 7.0 m) from the zone's outer lines along Ladner Trunk Road and its other edges (our reading of the drawing)
The zone is one small subdivision of houses and townhouses on Ladner Trunk Road, around a village green, laid out on the bylaw's site plan (our reading of Schedule 179-2). Lots here are often strata lots: what an owner may do (renting, changes) is in the strata's bylaws as well, so read them.
Each home has at least 8 m² of private outdoor space, 2 m across at least, and the zone at least 12 m² of shared outdoor space a home (s. 3.10).
Parking: 2.5 spaces a home, visitors included, under Bylaw 2750's parking rules (s. 3.8).
Nothing here may be used until sewer, water, on-site fire protection, drainage and the roads serving the land are built to the Delta Subdivision Bylaw's standards (s. 4.2). No storage outside buildings but garbage containers, screened at least 2.5 m high (s. 4.3).
Bylaw No. 7600 doesn't apply here: the zone was made under the old Zoning Bylaw No. 2750, kept in force for its Comprehensive Development zones (Bylaw 7600, ss. 4.1.1, 20.2.1); landscaping and parking follow that bylaw's Section 696 (ss. 3.8, 4.1).
Short-term rental isn't a use this zone lists; ask the City of Delta before renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Delta's planning department before you buy or build.
