What the zone allows

Homes allowed
No homes except caretaker units inside the main buildings: one in a building under 2,800 m², two in a bigger one; at most 2 on a lot under 4 ha, 3 on a bigger one, and one on a whole strata plan; the first at most 140 m², others 90 m², and never more than a third of the building (s. D.3)
Main uses
Light impact industry, warehouses and distribution centres, self-storage, recycling depots (indoors, no tires), industrial first aid training and trade schools, some offices (architects and landscape architects, engineers and surveyors, contractors, government, utilities); besides these, a coffee shop of up to 35 seats without a liquor licence, indoor recreation, community services, a place of worship of up to 300 seats and 700 m² (one per lot or strata plan), child care, caretaker units (ss. B, D.2, J.5)

The zone is for light industry with limited offices and services, built to a high standard of design (s. A). Unlike IL, it doesn't list transportation industry, vehicle storage, automotive service, body work, equipment rentals or driving schools.

Outdoor storage only in the rear and side yards, screened to 2.5 m, on at most 1.5 times the building's footprint and 40% of the lot; no trucks or trailers that aren't the business's own; shipping containers at most two high or 7.0 m (ss. I.3, J.2).

Fleet vehicles and trucks over 5,000 kg parked on at most 1.5 times the building's footprint, not between the building and the street; parking areas screened to 2.5 m (ss. H.3, I.4).

Landscaping: a 6.0 m planted screen along land the Official Community Plan designates residential; along the street a planted strip of 6.0 m on an arterial or collector road, 3.0 m on others (s. I.1).

No use that makes an unusual fire, explosion or safety hazard; special wastes handled under the City's fire bylaw and the Province's permits (s. J.1).

No use that makes heat or glare seen from the lot line, or noise over 70 dB at a lot line beside land the Official Community Plan designates industrial (60 dB beside other land) (s. J.1(a)).

A caretaker unit is a home inside the main building for the owner or a caretaker, there to protect the business (Part 1 definitions).

Short-term rental isn't a listed use in this zone.

Every use the zone allows depends on City sewer, water, drainage and road works being in place and adequate; where they aren't, the lot may be used only as the A-1 zone allows until the owner extends them on the City's terms (Part 2, ss. B and C; Part 4, s. B.4).
