What the zone allows

Homes allowed
No homes except caretaker units inside the main buildings: one in a building under 2,800 m², two in a bigger one; at most 2 on a lot under 4 ha, 3 on a bigger one, and one on a whole strata plan; the first at most 140 m², others 90 m², and never more than a third of the building (s. D.3)
Main uses
Light impact industry, transportation industry, warehouses and distribution centres, self-storage, vehicle storage, automotive service, painting and body work, industrial equipment rentals, recycling depots (indoors, no tires), some offices (architects, engineers and surveyors, contractors, government, utilities), driving and trade schools, liquor manufacturing with a small tasting lounge; besides these, a coffee shop of up to 35 seats, recreation, community services, a place of worship of up to 300 seats and 700 m² (one per lot or strata plan), child care, caretaker units (s. B)

1,800 m², 30 m wide, 30 m deep (s. C)

7.5 m from every lot line; one side 0 m where it borders land the Official Community Plan designates commercial, mixed employment or industrial (s. F)

The zone is for light industry, transportation, warehouses, distribution centres and limited offices and services (s. A).

No use that makes an unusual fire, explosion or safety hazard, heat or glare seen from the lot line, or noise over 70 dB at a lot line beside industrial land (60 dB beside other land) (s. J.1).

Outdoor storage screened to 2.5 m, none between the building and the street; wrecked vehicles kept out of sight; a 1.5 m screen along land designated residential (ss. I, J).

Short-term rental isn't a listed use in this zone.

Every use the zone allows depends on City sewer, water, drainage and road works being in place and adequate; where they aren't, the lot may be used only as the A-1 zone allows until the owner extends them on the City's terms (Part 2, ss. B and C; Part 4, s. B.4).
