What the zone allows
- Homes allowed
- No homes except caretaker units inside the main buildings: one in a building under 2,800 m², two in a bigger one; at most 2 on a lot under 4 ha, 3 on a bigger one, and one on a whole strata plan; the first at most 140 m², others 90 m², and never more than a third of the building (s. D.3)
- Main uses
- Light impact industry (with wholesale and retail sale of what is made or stored there, at most 460 m² or 20% of each business's floor area for sales and display), warehouses, distribution centres, self-storage, offices (no escort services, methadone clinics, or offices of professionals such as accountants, lawyers, doctors, dentists and other health practitioners, notaries, real estate, advertising and insurance); besides these, coffee shops of up to 35 seats without a liquor licence, general services (no drive-through banks), child care, caretaker units (ss. B, D.2)

- Front 16 m (7.5 m where the ground between the building and the street is landscaped, not parking), rear 7.5 m, sides 7.5 m (one may be 0.0 m where it borders land the Official Community Plan designates commercial, mixed employment or industrial), street side 9.0 m (7.5 m on the same terms as the front) (s. The zone is for industrial business parks whose uses fit with each other and with the zones around them, built to a high standard of design (s. A).
Outdoor storage, display and truck and trailer parking at most the area the main building covers, never in a front or side yard, screened 2.5 m high, piled no higher than 3.5 m (2.5 m within 5 m of the screen); trucks and trailers not tied to the lot's own business aren't parked or stored here (ss. I.3, J.2).
No use that makes an unusual fire, explosion or safety hazard, heat or glare seen from the lot line, or noise over 70 dB at a lot line beside industrial land (60 dB beside other land) (s. J.1).
Landscaping kept on the developed lot, with mature trees kept; a planted screen 6.0 m wide along land designated residential; a strip 6.0 m wide along an arterial or collector road and 3.0 m along other streets; loading and garbage screened to 2.5 m from residential land and kept out of the front, street side and residential-side setbacks (ss. I, J.3).
The caretaker rules' own cross-references point to a s. D.4 the zone doesn't have; we read them as meaning s. D.3 (our reading).
A caretaker unit is a home inside the main building for the owner or a caretaker, there to protect the business (Part 1 definitions).
Short-term rental isn't a listed use in this zone.
Every use the zone allows depends on City sewer, water, drainage and road works being in place and adequate; where they aren't, the lot may be used only as the A-1 zone allows until the owner extends them on the City's terms (Part 2, ss. B and C; Part 4, s. B.4).
Uses the zone doesn't list aren't allowed (Part 2, s. A).
