What the zone allows

Homes allowed
No homes except caretaker units inside the main buildings: one in a building under 2,800 m², two in a bigger one; at most 2 on a lot under 4 ha, 3 on a bigger one, and one on a whole strata plan; the first at most 140 m², others 90 m², and never more than a third of the building (s. D.3)
Main uses
Light impact industry (with sales of what is made or stored on the lot), offices (no escort services or methadone clinics), general services (no drive-through banks), warehouses, distribution centres, self-storage; besides these, barbers, beauty parlours, clothing and shoe repair, recreation (no go-karts, drag racing or rifle ranges), restaurants without a drive-through, community services, a place of worship of up to 300 seats and 700 m² (one per lot or strata plan), child care, caretaker units (ss. B, D.2)

The zone is for business parks designed as a whole (s. A).

No outdoor storage of goods, materials or supplies (s. J.2). No use that makes an unusual fire, explosion or safety hazard, heat or glare seen from the lot line, or noise over 70 dB at a lot line beside industrial land (60 dB beside other land) (s. J.1).

Landscaping kept on the developed lot, with mature trees kept; a planted screen 6.0 m wide along land designated residential and a 3 m strip along a street; loading and garbage screened to 2.5 m from residential land (s. I).

A caretaker unit is a home inside the main building for the owner or a caretaker, there to protect the business (Part 1 definitions).

Short-term rental isn't a listed use in this zone.

Every use the zone allows depends on City sewer, water, drainage and road works being in place and adequate; where they aren't, the lot may be used only as the A-1 zone allows until the owner extends them on the City's terms (Part 2, ss. B and C; Part 4, s. B.4).

Uses the zone doesn't list aren't allowed (Part 2, s. A).
