Smallest lot for a subdivision
A and C: 1,400 m², 30 m wide, 30 m deep; B: 900 m², 20 m wide, 30 m deep, or 130 m² townhouse lots (7 m wide, 8 m on a corner) split along party walls under one development permit (s. 15.8.4)
Lot coverage
A and C: 65% for buildings, 85% with structures and hard surfaces; B: 55% and 80% (s. 15.8.5)
Height limit
A and C: 20 m and 5 storeys, 2.05 FAR; B: 11 m and 3 storeys (walkout basements 9 m at the front, 12.6 m at the rear), 1.0 FAR (s. 15.8.6)
Setbacks
Front and flanking 4.5 m in A and C (3 m in B; ground-oriented homes 3 m, or 2 m if the first floor is at most 1.2 m above the curb and at least 11 m²; shops in A 2 m); buildings of 5 storeys step back 3 m above the second storey; sides 3 m; rear 4.5 m; accessory buildings 1.5 m from the rear; 3 m between detached buildings in B (s. 15.8.5)

Every ground-floor unit along Cara Glen Way has its front door on the street; a continuous frontage is at most 100 m (s. 15.8.5).

Shared and private outdoor space: in A and C 7.5 m² per studio, 15 m² per one-bedroom and 25 m² per larger home; in B 6, 10 and 15 m² (s. 15.8.5).

Sections 6 to 9 of the bylaw (general rules, landscaping and fences, parking, specific uses) also apply.

On a lot beside Highway 97 or Highway 33, buildings and structures stand 4.5 m from that lot line (s. 6.4).

Setbacks from streams and lakes are those of the official community plan's riparian management areas, measured from the top of bank (s. 6.5).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Kelowna's planning department before you buy or build.
