A zone in Salmon Valley Land Use Bylaw No. 2500 (Columbia Shuswap Regional District). Our summary of Section 2.6 of the bylaw as consolidated to 2024-07-18.

Buildings for animals stay 30 m from lot lines and watercourses, and feeding or drinking troughs 15 m.

Secondary dwelling units (s. 2.2.19): with community sewer, one attached suite and one detached cottage; on septic, one or the other on lots under 1 ha, both on 1 to 8 ha, and one per house over 8 ha. Each is at most 140 m² (net), has its own outside door, stays on the same title (no strata), has drinking water, and can't be a bed and breakfast or a vacation rental. On septic it needs a backup field area, protected by covenant on lots under 1 ha.

Inside the ALR, a second house or a secondary dwelling unit also needs the Agricultural Land Commission's approval (ss. 2.2.5 and 2.2.19.3).

Accessory buildings (gross floor area): on lots under 0.4 ha, 250 m² if one holds a dwelling and 150 m² otherwise; 250 m² on lots of 0.4 to 2 ha. The bylaw sets no limit for lots of 2 ha or more.

Home occupation (s. 2.2.3): inside the house or an accessory building, nothing stored outdoors, only goods made on the lot sold, and the residents plus one other person working.

Vacation rental and bed and breakfast aren't listed uses in this bylaw: ask the CSRD before renting short term.

Land in the floodplain set by the Salmon Valley Floodplain Management Bylaw No. 2600 must also meet that bylaw (s. 2.3).

Every zone also allows daycare, horticulture and silviculture, public utilities and parks (s. 2.2.2).

A new lot under 4,000 m² needs 700 m² clear of panhandles, rights of way and no-build covenants; a larger one needs 2,000 m² (ss. 2.2.11 and 2.2.12).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
