What the zone allows

Homes allowed
One house or one mobile home a lot (s. 7.03.4), with a secondary suite (s. 7.03.2(b)) and, for a relative who needs care, an accessory mobile home (s. 7.03.2(c), s. 4.18)
Main uses
A house or a mobile home, farming (no feedlots, and no pigs, sheep, poultry, fur-bearing animals or mushrooms raised for sale), harvesting, moving and storing timber and silviculture; a home-based business, a secondary suite, an accessory mobile home for a relative requiring care, other accessory uses (ss. 7.03.1, 7.03.2)
Smallest lot for a subdivision
2.0 ha (s. 7.03.3(a))

Main and accessory buildings alike: front 7.5 m, rear 9.0 m, sides 7.5 m; accessory buildings 1.0 m from the main building (s. 7.03.5)

A house is at least 5.5 m across (s. 7.03.6(d)). A mobile home is one built to CSA Z240 MH, not a recreational vehicle or a manufactured home (s. 3.04).

Accessory mobile home for a relative requiring care (s. 4.18): one a lot, single-wide, at most 4.3 m wide and 91 m², on a non-permanent foundation without a basement, only where the owner lives on the lot; it needs a housing agreement registered on title to remove it within 90 days once no longer needed, a temporary building permit renewed yearly with a doctor's letter, and a $5,000 letter of credit; 2.0 ha at least where the lot isn't on community water and sewer.

A secondary suite has its own entrance and a building permit, and one parking space on the lot; at most one per main home (Part 4, s. 4.17).

No wrecking or repairing vehicles on the lot, and at most three derelict vehicles, kept out of the front yard (s. 7.03.7).

A lot under 2.0 ha is connected to City sewer (s. 5.01.4).

Parts 4 (general regulations), 5 (parcel areas) and 6 (parking) of the bylaw also apply; short-term rental isn't a use the zone lists, so ask the City before renting a home by the night.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Cranbrook's planning department before you buy or build.
