What the zone allows

Homes allowed
No house: one security suite, built into the main building, is the only home the zone allows (ss. 7.20.2(c), 7.20.4, 7.20.7(e)); mobile homes are prohibited (s. 7.20.8)

Main uses
Car, RV and mobile or manufactured home sales, rental and service, furniture and appliance stores, building supply, garden, feed and seed shops; nurseries and greenhouses; restaurants and pubs (no drive-ins or nightclubs); food and drink, tire, woodworking and furniture, monument and sign making; building and trade contractors, engineering services, light equipment sales and rental, warehousing and cold storage (RVs too), printing and publishing, wholesale, petroleum and chemical storage and wholesale, janitorial services, taxidermy, a funeral home with a crematorium, a sports and fitness facility, auctions, public works yards, government offices, a limited recycling depot, courier services, an auto body shop, a trucking and freight terminal; accessory retail, offices, a security suite and outdoor storage (ss. 7.20.1, 7.20.2)

Setbacks
Front 7.6 m, rear 4.5 m (15.0 m next to a residential zone; none along a rail right-of-way), inside sides 4.5 m (15.0 m next to a residential zone), street side 7.6 m (s. 7.20.5)

Business is carried on inside a building, except parking and loading, screened storage yards and display, rental or sales areas (s. 7.20.7(a)).

Outdoor storage is fully fenced with nothing showing above the fence, kept out of the front yard and at least 15.0 m from a lot line next to a residential zone; parking and loading stay 15.0 m from such a line, and loading stays out of the front yard (s. 7.20.7(b)-(d)).

Land not built on, parked on or used for storage is landscaped (s. 7.20.7(f)); storage yards are screened as s. 4.11 sets.

Short-term rental of a home isn't a use the zone lists, so ask the City before renting one by the night.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Cranbrook's planning department before you buy or build.
